This position will oversee a portfolio of assets in the Fullerton, CA area and its surroundings.
KEY DUTIES AND RESPONSIBILITIES
- Conduct service, diagnostics, and repairs on building systems including HVAC, boilers, structural components, plumbing, electrical systems, and door mechanisms.
- Execute preventative maintenance on building systems and components, encompassing structural integrity, plumbing, HVAC, and electrical systems.
- Address tenant inquiries related to lighting, plumbing, and other facility concerns.
- Provide insights to the Real Estate Manager regarding the building budget related to maintenance and repairs for assigned properties.
- Engage in all workplace safety training and adhere to all safety protocols, promptly identifying and addressing any hazardous conditions.
- Collaborate with subcontractors and vendors as necessary, overseeing all preventative maintenance and scheduled inspections for assigned building systems.
- Ensure the accurate and timely completion of HVAC system evaluations, including water treatment chemical assessments.
- Support other departments as required.
- Assist in responding to after-hours emergencies and perform necessary tasks to ensure the safety and protection of the property and its occupants.
- May undertake additional responsibilities as assigned by the Manager.

WORK ENVIRONMENT
- Travel requirements related to essential functions (frequency, distance, purpose).
- Must be available for on-call duties as needed and capable of traveling to various site locations and supply houses.
- Tools and equipment utilized in this role, including their purpose and usage frequency.
- Hand tools, including portable power tools, utilized in the repair and maintenance of building systems, expected to be used approximately 60% of the time.
- Adverse working conditions typically encountered (extreme noise, weather, hazards, fumes, etc.).
- Work is performed both indoors and outdoors, under various weather conditions, involving electricity, rotating machinery, heights, and maintenance chemicals.
- Physical demands associated with daily tasks, such as heavy lifting, bending, climbing, etc.
- Ability and willingness to climb ladders and scaffolding, lift and carry heavy loads (up to 50 lbs.), and operate hand tools safely.
EDUCATION AND EXPERIENCE:
- High school diploma or GED required. EPA refrigerant certification or the ability to obtain certification if necessary. Valid driver's license. HVAC certification or other Mechanical Trade certifications may be required based on assigned properties.
- A minimum of five (5) years of hands-on maintenance experience in commercial buildings, specifically in the installation, maintenance, troubleshooting, and repair of mechanical systems, including HVAC, plumbing, and electrical systems.
- Prior experience working independently with minimal supervision is preferred.
COMPENSATION
Salaries may vary based on location. The compensation range for this role in Costa Mesa, CA is $40.00/hour plus bonuses. Salary determinations are influenced by various factors, including market relevance and the skill, experience, and education of the selected candidate.
