Job Overview

At BH Management Services, we are committed to creating value through our apartment communities. As a Community Manager, you will play a crucial role in ensuring the successful day-to-day operations of our properties while maintaining company standards and delivering exceptional customer service.

Key Responsibilities

• Regularly inspect properties to ensure compliance with safety, industry, and regulatory standards, identifying areas for improvement and implementing strategies to enhance efficiency, productivity, and profitability.

• Gather and analyze market trends, implementing marketing and leasing strategies to achieve occupancy and revenue goals, monitoring traffic logs, budget guidelines, renewal information, and marketing data to provide up-to-date information as needed.

• Manage resident retention, responding to resident requests in a timely manner and taking necessary action to address service issues, monitoring resident satisfaction.

• Oversee requests for repairs and maintenance, ensuring prompt response to resident requests for service orders, verifying and confirming the status of all vacant units.

• Collaborate with the Regional Manager to develop operating income/expense budgets that reflect the owner's objectives for property operations, cash flow requirements, and leasing strategy, ensuring adherence to budgeting guidelines and financial systems.

• Prepare property operational and financial reports as directed, reviewing monthly income and expense reports and reporting on any variances from the budget, coordinating collection and documentation of all revenues following lease obligations of tenants and the owner's policy on accounts receivable.

• Hire, train, supervise, develop, and mentor property team members.

Requirements

• 3-5 years of prior property management experience

• Ability to travel for company-required training and business

• Intermediate MS Office Word/Excel and computer technology skills

• Professional demeanor and strong, professional communication and presentation skills

• Positive, motivating, and team-oriented attitude

• Ability to work with a diverse group of people and customers

Preferred Qualifications

• Bachelor's degree in business or management

• Background in Accounting/Finance CAM/Licensed Property Manager

• Yardi experience is a plus

Work Schedule

9am-6pm, Monday-Friday, with weekends possible if needed to meet business needs.
