The Facilities Maintenance Assistant plays a crucial role in ensuring that our properties are maintained to the highest standards. This position is responsible for preparing vacated apartments to a 'make ready' condition in accordance with Bonner Carrington's policies. The individual will also execute assigned work orders and handle a diverse range of maintenance tasks, including make readies, grounds upkeep, pool care, and both routine and preventative maintenance, all under the guidance of the maintenance supervisor.

Key Responsibilities

  • Assist in the preparation of make-ready apartments, which may involve tasks such as painting, carpet cleaning, general repairs, drywall patching, and tile replacement.
  • Support staff in various projects, including the removal of trash, debris, and snow as needed.
  • Perform tasks such as replacing exterior light bulbs, maintaining grounds equipment, and installing or removing external signage.
  • Ensure that grounds, buildings, pools, common areas, and dog park amenities are kept clean, functional, and safe for residents.
  • Respond to all work orders promptly.
  • Report maintenance issues, safety concerns, or liability observations to the Maintenance Supervisor.
  • Communicate supply needs to the Maintenance Supervisor or Community Manager and maintain an organized shop.
  • Participate in training programs as required by Bonner Carrington.
  • Deliver communications to residents as necessary.
  • Provide exceptional customer service to residents and vendors, reflecting Bonner Carrington's values of Servant Leadership.
  • Safeguard all company tools and equipment.
  • Operate equipment safely, including power washers, backpack blowers, floor scrubbers, and carpet cleaners.
  • Utilize general maintenance tools and equipment, such as hand tools, power tools, ladders, and safety equipment.
  • Adhere to OSHA and safety regulations.
  • Be available for on-call emergencies after hours.
  • Perform other related duties as assigned.

Qualifications

  • Ability to read and comprehend documents such as policy manuals and safety instructions.
  • Demonstrated common sense and understanding to execute written and verbal instructions.
  • High school diploma or equivalent.
  • At least 1 year of general maintenance or community experience.
  • Valid driver's license and current auto insurance.
  • Experience in carpentry, plumbing, electrical work, and HVAC.
  • Must provide personal tools for daily maintenance tasks.
  • Capability to lift or move up to 50 pounds.
  • Ability to operate personal or company vehicles safely.
  • Wear company-issued maintenance uniform and safety gear as required.
  • Effective communication skills in English, both written and verbal.

Physical Requirements

The physical demands outlined here are representative of those that must be met by an employee to successfully perform the essential functions of this role.

While executing the duties of this position, the employee is frequently required to talk or hear. The employee may need to stand, walk, use hands to handle or feel, and reach with hands and arms. The ability to access all units for inspections and to assist with emergency measures is essential.

This role requires outdoor work in varying temperatures, including extreme heat or cold.

Mobility and flexibility to use ladders and work in confined spaces or at heights exceeding nine feet are necessary.

Position Type/Expected Hours of Work

This is a full-time position, requiring consistent availability during scheduled hours and additional on-call hours as needed.
