We are seeking a highly skilled Facility Asset Manager to join our team at Lowe's. As a key member of our Facilities Management team, you will be responsible for providing oversight and management of asset and service management for maintenance, maintenance procedures, and life cycle replacement guidance that meet industry benchmarks and trends.
Key Responsibilities- Provide daily oversight and management of 2-3 Facility Asset Analysts to drive results execution against planned corporate targets and departmental goals.
- Support and be accountable to the Director Facility Asset Program Management, as well as collaborate and support with the Retail Facilities Execution Team.
- Manage total lifecycle asset management of Retail Facilities Programs for all USHI retail store locations, including managing asset maintenance and end-of-life cycle replacement oversight for $200M in annual spend spanning 20 asset categories.
- Develop and analyze facility improvement maintenance plans and spend using all available information resulting from Store Operations requests, industry peers/benchmarking, Facility Health Assessments, CMMS, vendor input, etc., to demonstrate the greatest increase in company ROIC.
- Provide a thorough review of Facilities Management issues to develop a clear understanding of the associated problem and determine the best course of action for resolution and provide recommendations for future SOW enhancements.
- Follow root cause analysis to determine trends against enterprise benchmarks and/or best-managed practices.
- Develop and provide strategic planning initiatives for asset improvement and longevity.
- Analyze vendor performance against contractual stipulations/KPIs and correspond with vendors on a regular basis to evaluate performance, providing proper/contractual corrective action as needed.
- Develop the annual expense and capital budget for asset and service management, including maintenance, maintenance procedures, and life cycle replacement, monitoring commitments and spending, participating in monthly, quarterly, and long-range forecasting, performing analysis, and generating reporting as required.
- Develop Statements of Work for asset and service management as required and partner with ESS to ensure enterprise alignment with other business units, initiating and helping facilitate Request for Information (RFI) process, Request for Proposal (RFP) process, contract negotiations, and awarding of contracts.
- Audit invoice payments for asset and service providers, execute all buying responsibilities associated with Spend Management, and provide spend variance explanations to finance as required.
Associate's Degree and 5-7 years of Construction, Big Box Retail, Asset Maintenance Analysis, CMMS experience. Bachelor's Degree in Facilities Management, Property Management, Construction Management, Business Administration.
