Position Summary

The Facility Maintenance Supervisor is tasked with the comprehensive upkeep and repair of community properties and amenities. This role is essential in ensuring a welcoming environment for residents and maintaining the aesthetic integrity of the facilities.

Key Responsibilities

General Duties:

  1. Oversee the overall maintenance and repair of common areas and facilities, ensuring they are kept in excellent condition.
  2. Supervise part-time and casual staff, managing their schedules and work assignments effectively.
  3. Utilize personal transportation for daily tasks and the transport of necessary materials, with mileage reimbursed according to standard rates.
  4. Address homeowner inquiries and complaints, escalating issues to the Association Manager as needed.
  5. Conduct basic maintenance tasks including electrical, plumbing, carpentry, and painting, while coordinating with licensed contractors for more complex repairs.
  6. Review work completed against contracts and report any discrepancies to the Board of Directors.
  7. Provide regular updates to the Board regarding work requests, ongoing projects, and job statuses.

Supervisory Duties:

  1. Train and guide maintenance staff as required.
  2. Organize and oversee the daily operations of the maintenance team.
  3. Provide performance feedback to the Association Manager for staff evaluations.
Direct Responsibilities
  1. Manage inventory levels of maintenance supplies and equipment.
  2. Maintain emergency service charts for all community amenities.
  3. Evaluate the condition of common-area systems and facilities, identifying maintenance needs.
Specialized Duties

Water and Sewage Systems:

  1. Inspect and report any leaks in common areas to ensure prompt resolution.

Landscaping:

  1. Coordinate with landscaping contractors for maintenance of irrigation systems and landscape health.

Facility Maintenance:

  1. Conduct regular inspections of recreational facilities and recommend necessary repairs.
Qualifications
  1. High School Diploma or equivalent.
  2. A minimum of two years of relevant maintenance experience.
Skills Required
  1. Knowledge of plumbing, electrical, and carpentry systems.
  2. Strong problem-solving abilities and analytical skills.
  3. Effective management and supervisory capabilities.
Physical Requirements
  1. Ability to traverse the property for inspections and repairs.
  2. Must be capable of lifting up to 25 pounds.
Compensation and Benefits
  1. Full-time position with a minimum of 40 hours per week.
  2. Health insurance or cash equivalent provided.
