Position Overview:


This critical role is responsible for ensuring the operational and financial success of the residential community while exceeding resident service expectations.

You will lead and nurture residential staff, promoting both personal and professional development to ensure high levels of job satisfaction.

Each community has designated office hours that this position must adhere to for effective operations.


Key Responsibilities:

Financial Management:

Oversee leasing operations to achieve or surpass the budget set for the property by meeting occupancy and rental rate targets, managing expenses through effective inventory control and purchasing practices, and ensuring timely payroll reporting. Additionally, ensure prompt revenue collection, manage rent payments, and initiate necessary legal actions when required.

Stay informed about market trends.

Conduct inspections of each apartment unit during resident transitions to protect the owners' assets and manage security deposits appropriately.


Team Leadership & Development:
Conduct interviews and evaluate potential on-site staff. Train and inspire employees by communicating company values, policies, and procedures. Facilitate orientation for new hires and promote ongoing education. Focus on staff retention and foster positive employee relations. Assess staff performance and encourage teamwork to achieve collective goals.

Property Maintenance:
Ensure the property is maintained in a clean, orderly, and well-kept condition; adhere to preventative maintenance schedules.

Conduct daily inspections of both the exterior and interior of the community to ensure aesthetic appeal, maintenance, cleanliness, and adherence to security protocols.


Resident Relations:
Maintain the property by meeting established standards for resident satisfaction. Ensure that a responsible individual is available for emergencies at all times.

Accurately prepare and process all leasing documentation, maintenance requests, and rent collections, and be available for on-call emergencies as needed.

Perform additional duties as required.

Essential Requirements:
Work in a state of constant alertness and safety. Ability to perform tasks requiring high levels of cognitive function and judgment. Not impaired mentally or physically in a way that could negatively impact the ability to perform job duties safely and competently. Ability to respond promptly to operational conditions and work in an unfatigued state. Ability to accurately estimate time and distance, recall instructions quickly, concentrate, and manage sudden changes or emergencies. Demonstrate a caring and committed attitude towards safety.

Qualifications:
Education: High school diploma or GED required. A Bachelor's degree in Marketing or Business is preferred.

Experience:
One to three years of experience in residential management or a related field, or a combination of education and experience.

Physical & Cognitive Abilities:
Ability to lift, push, and pull up to 40 pounds.

If the position involves driving for company business:

Must possess a valid driver's license and maintain an acceptable motor vehicle record with the company insurance provider. Must have reliable transportation and the ability to be insured at standard rates for driving.

Proof of personal auto liability insurance is required when using personal vehicles for company business. Candidates will be required to successfully complete a background check and drug screening.
