Position Overview:

This safety-sensitive role is accountable for the overall operational and financial performance of the residential property while exceeding resident service expectations. You will manage and nurture residential staff to foster both personal and professional development, ensuring high levels of employee satisfaction.

The position requires adherence to designated office hours to ensure effective community operations.

Key Responsibilities:

Financial Management: Oversee leasing processes to achieve or surpass the budgetary goals set for the property by meeting occupancy and rental rate targets. Control expenses through inventory management and purchasing protocols, ensure timely payroll reporting, and facilitate prompt revenue collection, including rent and initiating necessary legal actions when required. Stay informed about market trends and conduct inspections of each apartment unit during move-in and move-out to protect the owners' assets and manage deposit deductions appropriately.

Staff Management and Development: Conduct interviews and screen potential on-site personnel. Train and inspire employees by communicating the company’s philosophy, policies, and procedures. Lead orientation sessions for new hires and promote ongoing education. Focus on staff retention and maintain positive employee relations while evaluating performance and fostering teamwork.

Property Maintenance: Ensure the property is maintained in a clean, orderly, and well-kept condition; oversee adherence to preventative maintenance schedules. Conduct daily inspections of both the exterior and interior of the community to ensure compliance with maintenance, cleanliness, and security standards.

Resident Services: Uphold the property’s standards for resident satisfaction. Ensure availability of responsible personnel for building emergencies at all times. Accurately prepare and process all leasing documentation, maintenance requests, and financial reporting, and be available for on-call emergencies as necessary.

Additional Duties: Perform other responsibilities as required.

Essential Requirements:

Qualifications:

Education: High school diploma or GED required; a Bachelor’s degree in Marketing or Business is preferred.

Experience: One to three years of experience in residential management or a related field, or a combination of education and experience.

Physical and Cognitive Requirements: Ability to lift, push, and pull up to 40 pounds.

Driving Requirements: If the role involves driving for company business, candidates must possess a valid driver’s license with an acceptable motor vehicle record, have reliable transportation, and be insurable at standard rates. Proof of personal auto liability insurance is required when using personal vehicles for company business.

Successful candidates will be required to complete a background check and drug screening.
