This role entails the negotiation for the procurement of real estate interests from impacted landowners utilizing established acquisition methodologies, proficient communication abilities, appropriate legal frameworks, and client-specific guidelines by executing the essential responsibilities outlined below.

KEY RESPONSIBILITIES:

The primary duties and responsibilities include, but are not limited to:


• Interpreting and analyzing maps and construction schematics.


• Understanding real estate legislation and terminology.


• Familiarity with the procedural sequence necessary for completing acquisitions.


• Proficient in reviewing public records to ascertain surface ownership.


• Identifying landowners.


• Drafting Affidavits as required (e.g., Descent and Distribution; Identify, Use, and Adverse Possession).


• Mapping property descriptions based on public records.


• Comprehending appraisal principles, methodologies, and property valuations.


• Clearly communicating acquisition processes and requirements while engaging in good faith negotiations with landowners to finalize agreements.


• Keeping meticulous records of all interactions with property owners or their representatives.


• Maintaining comprehensive and organized parcel files.


• Timely completion of all necessary documentation to adhere to deadlines.


• Serving as a witness in legal proceedings when necessary.


• Obtaining any required county, state, and federal permits.


• Preparing parcel files for the condemnation process as needed.


• Demonstrating the ability and willingness to collaborate effectively with all team members.
