Position Overview:

POAH Communities is actively seeking a dedicated individual to fulfill the role of Housing Specialist.

The Housing Specialist will play a crucial role in property management, focusing on compliance with HUD Section 8 and LIHTC certifications.


Key Responsibilities:
  • Ensure adherence to regulatory requirements associated with various funding sources for properties.
  • Oversee administrative functions, including rent collection and managing tenant transitions within the Yardi system.
  • Exhibit a thorough understanding of public housing occupancy cycles and related processes.
  • Implement and maintain procedures for waitlist management, eligibility assessments, income evaluations, and calculations for rent and utility allowances.
  • Conduct resident interviews and screening processes effectively.
  • Possess knowledge of lease agreements and grievance procedures.

Qualifications:
  • A minimum of 2 years of experience in property management.
  • Familiarity with annual HUD certifications.
  • Tax Credit Certificate is highly preferred, or a commitment to obtain it within 60 days of employment (company-sponsored).
  • Experience with project-based and mobile vouchers.
  • In-depth knowledge of HUD regulations.
  • Experience with the Enterprise Income Verification (EIV) System.
  • Understanding of Low Income Housing Tax Credit regulations.
  • Proficiency in YARDI software.
  • Self-driven with the ability to work autonomously.
  • Exceptional customer service, communication, and problem-solving abilities.
  • Strong attention to detail and accuracy.
  • A passion for contributing to a management team focused on community transformation and the provision of affordable, quality housing.
