POSITION OVERVIEW

Holland Partner Group is on the lookout for a skilled maintenance professional to become part of our committed team as the Maintenance Operations Supervisor. This role is essential in ensuring that the property is kept in optimal condition, adhering to our operational and safety protocols.

KEY RESPONSIBILITIES
  • Oversee the maintenance of the property, ensuring compliance with company standards for safety and operational efficiency. Manage service requests and repairs, ensuring they are executed accurately and promptly. A significant portion of the role involves hands-on maintenance work, complemented by supervising the activities of other maintenance personnel and external contractors.
  • Physical capability to transport or move items weighing up to 50 pounds, with the agility to utilize ladders and work in confined spaces or at heights exceeding eight to nine feet. The ability to perform general maintenance tasks safely is essential.
  • Organize and prioritize service requests and maintenance tasks, collaborating with Maintenance Technicians as needed.
  • Assist in scheduling and overseeing the work of maintenance staff and external contractors, ensuring efficient workflow.
  • Support the Maintenance Manager in maintaining an adequate inventory of tools and supplies necessary for property upkeep. Responsible for purchasing supplies through established procurement processes.
  • Contribute to a preventative maintenance strategy that reduces the need for emergency repairs and service requests.
  • Adhere to the company's safety protocols and promote safe working practices among team members.
  • Engage in company training sessions as required.
  • Assist in personnel management tasks, budgeting, and financial forecasting as directed by the Maintenance Manager.
  • Foster positive relationships with all team members to ensure exceptional service delivery and teamwork.
  • Maintain confidentiality regarding sensitive information related to residents and company operations.
  • Collaborate with colleagues at all levels to support the best interests of the property and the company.
  • Perform additional duties as assigned by the Property Manager, contributing to the overall team objectives.
QUALIFICATIONS

Education: A high school diploma or equivalent is mandatory.

Experience: A minimum of two to three years of experience in property management maintenance or related fields is required. Experience with older properties may necessitate renovation knowledge.

Skills and Knowledge Required:
  • Familiarity with major appliances
  • HVAC systems
  • Basic to intermediate plumbing skills
  • Basic to intermediate electrical knowledge (where licensing is not mandated)
  • Drywall installation and repair
  • General carpentry skills
  • Pool maintenance (if applicable)
  • Pest control (if applicable)
  • Gutter maintenance
  • Painting
  • Roofing (all roofing tasks must be performed by licensed contractors)
  • Strong customer service skills
TOOLS AND EQUIPMENT:
  • Utilization of a company vehicle for transporting tools and supplies is required. Safe driving practices are essential.
  • Proficiency in using general maintenance tools and equipment, including hand tools, pressure washers, and safety gear.
  • Compliance with safety regulations and wearing appropriate maintenance attire is mandatory.
LICENSES:
  • Pest Control certification (if applicable).
  • Other licenses and certifications as mandated by state regulations.
WORK SCHEDULE: Flexibility to work any day of the week is required, including the ability to be on-call as necessary.

ADDITIONAL REQUIREMENTS:
  • Ability to engage effectively with residents and maintain a strong customer service focus.
  • Visual and auditory capabilities to identify emergency situations.
  • Fluency in English, both spoken and written.
