About the Role

This is an exciting opportunity to join Tarragon Property Services as an Assistant Business Manager. As a key member of our team, you will play a vital role in preparing individuals for a position as a Business Manager. You will be responsible for assuming greater responsibilities upon learning and applying knowledge of all aspects of property management, as well as displaying maturity and good judgment.

Key Responsibilities
  • Work closely with the Business Manager in learning all aspects of management, including administrative and financial duties.
  • Assume responsibility for supervising staff and managing the property in the Business Manager's absence.
  • Develop an integral team that effectively sells the quality and professionalism of Tarragon Property Services.
  • Inspect property common areas, apartment units, and grounds on a regular basis and offer recommendations for improvement.
  • Understand financial and operational reporting requirements.
  • Collect and post all rent payments from current and previous residents, charge deposits and move-in fees, and make daily community deposits.
  • Code and process all community invoices in Avid, assist in monitoring and recording paid invoices, and forward coded invoices to the Business Manager for approval if necessary.
  • Distribute non-payment notices to delinquent residents and complete follow-up activity regarding non-payment of rent or eviction proceedings.
  • Maintain a general working knowledge of state laws regarding the collection of delinquent accounts.
  • Input daily resident information, maintain current and previous resident files, and update Weekly Property Reports.
  • Assist the manager in ensuring accurate completion of leases and addendums.
  • Support the overall marketing efforts and offer input and suggestions regarding promotions, advertisements, and rate increases.
  • Assist in various leasing activities, maintain up-to-date knowledge of the market and competitive properties, and analyze concerns associated with slow-to-lease apartments.
  • Earn the respect of leasing staff and maintenance team by demonstrating effective leadership and example setting.
  • Assist in handling resident service requests and concerns, conduct follow-up activity as needed, and establish and maintain positive resident relations.
  • Represent the Company in a professional manner at all times and consistently maintain a professional and courteous attitude when dealing with residents, coworkers, and the general public.
  • Ensure renters insurance compliance and utilize Yardi E-Learning.
Requirements
  • A high school diploma or equivalent is required.
  • Excellent communication, organizational, and leadership skills are required.
  • A valid driver's license, sound driving record, and auto insurance are required.
  • Computer literacy is required, with proficiency in preparing Word documents and Excel spreadsheets, as well as property management software.
  • Yardi Voyager software experience is highly desired but not required.
  • A Business, hospitality, or property management background is preferred.

    • Strong written and verbal skills, including the ability to deliver well-written reports and business correspondence, and present numerical data effectively.
    • Ability to speak clearly and persuasively in positive or negative situations, listen well, and get clarification when necessary.
    • Ability to change approach or method to best fit the situation or circumstances, deal with frequent change, delays, or unexpected events, and follow instructions, respond to management direction, take responsibility for own actions, and complete tasks.
    • Ability to be a team player, volunteer readily, seek increased responsibilities, ask for assistance, and offer help when needed or able.
    • Ability to read, write, and speak English fluently.
