As a technical subject matter expert, you will receive support in obtaining external qualifications and achieving global recognition in Reliability and Asset Management (RAM).

This stimulating role involves delivering reliability engineering support for the operations and maintenance of buildings, infrastructure, and equipment assets.

In collaboration with the Engineering Services Reliability & Asset Management Center of Excellence, the Asset Reliability Specialist is tasked with executing a strategic asset management plan that integrates existing client systems, including building automation, energy management, maintenance programs, and a life-cycle asset management approach.

Develops analytical methods to assess the reliability of components, equipment, and processes in line with JLL's enhanced Reliability & Asset Management program.

Acquires and evaluates data from interconnected systems and continuously refines maintenance program strategies to achieve outcomes-based performance metrics. Conducts ongoing assessments of maintenance maturity to ensure adherence to the plan. Oversees root cause failure analysis (RCFA) of equipment failures to identify necessary corrective actions.

Consideration will be given to cost constraints regarding equipment uptime/downtime, repair/replacement expenses, and the size, weight, and availability of materials/equipment.

Evaluates cost benefits of alternatives and formulates action plans that align with internal/external customer requirements for reliability processes/equipment to prevent failures.


Position Responsibilities and Essential Functions:

Recognizes that assignments are broad in scope and require significant originality and ingenuity to complete them, allowing considerable latitude for un-reviewed actions or decisions.

Asset Management operates under the general guidance of the Engineering Services Reliability & Asset Management platform for instructions in deploying the client's strategic asset management plan, with matrix reporting back to the client's lead engineer.

Integrates data from Building Automation Systems (BAS), automated fault detection diagnostic engines, maintenance programs, and capital planning processes to develop life-cycle analyses and recommendations for repair versus replacement decisions.

Supports all initiatives in executing site-level Asset Management & Reliability programs and processes to effectively enhance machine/facility system reliability and compliance.

Conducts periodic audits of programs and systems/equipment as needed. Audits will typically focus on safety, regulatory compliance, maintenance effectiveness, cost savings, and energy conservation. Supports JLL's operational compliance program and adheres to company safety and health guidelines along with other corporate policies.

Coordinates the involvement of other engineers, technicians, and third-party resources to achieve cost-effective Asset Management & Reliability enhancements for maintenance and projects.

Reliability Engineering includes the creation and management of preventative maintenance (PM) tasks for continuous improvement and PM optimization.

Responsible for prioritizing the criticality of the assets under their management, typically employing Reliability Centered Maintenance methodologies, and for defining proactive maintenance strategies that are cost-effective for the business.

Creates and conducts Reliability studies, as well as comprehending drawings and schematics. Develops risk mitigation strategies.
