Overview of the Project Construction Supervisor Role:
This position is accountable for overseeing and managing the construction of homes within a designated community, ensuring adherence to cost, schedule, and quality benchmarks.
Monitor progress reports, assist in pre-construction phases, and supervise the work of trade partners to ensure compliance with quality standards.
Key Responsibilities:
Manage the construction site and oversee daily activities of trade partners in alignment with project schedules and partner agreements. Utilize project management tools for trade partner notifications and invoice approvals. Conduct inspections to ensure compliance with local, state, and federal building codes.
Plan and coordinate all construction activities from inception to completion, including pre-construction meetings, pre-drywall inspections, and final walkthroughs with clients.
Facilitate pre-construction meetings and final presentations with customers. Oversee construction and inspections using established forms, plans, and procedures. Address any issues raised by inspectors and trade partners.
Provide feedback to division leaders regarding trade partner performance, focusing on timeliness and attention to detail, which are crucial for maintaining strong relationships.
Maintain comprehensive records of change orders, purchase orders, and inspections within the community. Evaluate trade partner invoices for approval upon satisfactory job completion and manage deliveries for accuracy and condition.
Conduct daily site walks to ensure cleanliness and compliance with safety regulations as mandated by state and federal guidelines. Maintain safety logs and lead regular safety meetings on-site.
Perform necessary inspections as required by local, state, and federal regulations. Ensure all safety, quality, and legal standards are met to deliver high-quality homes within budget.
Manage multiple homes simultaneously and undertake additional duties as assigned.
Qualifications:A High School Diploma or equivalent is required; a college degree is preferred. A minimum of 4 years of experience in residential construction management is essential, with relevant management experience being advantageous.
Strong organizational skills are necessary to maintain current daily schedules and ensure timely and accurate paperwork flow. Effective time management skills are required to handle a variety of tasks efficiently.
Excellent interpersonal skills and proficiency in computer applications, particularly MS Office (Word and Excel), are essential.
A valid Driver's License with a clean driving record is required, along with valid auto insurance coverage. Knowledge of construction practices and building codes is crucial, as is the ability to read and interpret blueprints.
