A prominent Multi-Family Housing Management Company is in search of a Maintenance Operations Supervisor for upscale apartment living.

Key Responsibilities:

As the Maintenance Operations Supervisor, you will oversee service requests and manage a team of maintenance technicians and housekeeping staff to ensure high-quality residential living standards. Essential skills for this role include:

  • Availability and accessibility to both team members and residents
  • Effective communication with team members, staff, senior leadership, residents, and external parties
  • Organizational skills to maintain order and facilitate smooth operations
  • Time management abilities to ensure equitable task administration
  • Quality control in service delivery
  • Observation skills to identify and report maintenance issues
  • Strong execution capabilities
  • Proficiency in company software

Duties and Responsibilities:

  • Oversee the preventative maintenance program to meet compliance standards.
  • Participate in the development of maintenance budgets.
  • Manage the responsibilities of external trades, contractors, service personnel, and inspections.
  • Handle human resources duties, including staff performance management.
  • Support information technology systems and equipment.
  • Maintain safety and security systems.
  • Adhere to corporate policies regarding quality assurance, fire safety, and environmental controls.
  • Participate in special projects as needed.
  • Ensure the facility complies with all regulatory standards.
  • Provide comprehensive maintenance services throughout the apartments, including scheduling labor and ordering necessary supplies.

Qualifications:

  • Demonstrated leadership abilities.
  • Experience supervising maintenance staff with strong problem-solving and interpersonal skills.
  • A minimum of 5 years in maintenance services.
  • Basic knowledge of building systems, including plumbing, electrical, mechanical, HVAC, and emergency systems.
  • Proven experience in preventative maintenance, budgeting, quality control, and loss prevention.
  • Strong written and verbal communication skills.
  • Proficient in computer applications, including Microsoft Office.
  • Familiarity with relevant regulations.
  • A valid driver's license with a good driving record.
  • All relevant HVAC licenses.

* Must be available for on-call maintenance duties as required.
