About The Role: The Construction Superintendent is a mobile role that involves working on-site at various locations for Loloft. Reporting directly to the Project Manager, the Superintendent is responsible for ensuring that all construction projects are executed with precision and adherence to the following key behaviors:

  • Accountability: Takes personal responsibility for the quality and timeliness of work.
  • Communication: Exhibits strong verbal and written communication skills.
  • Consistency: Adheres to established procedures and proposes necessary updates.
  • Teamwork: Fosters positive relationships with the executive team, supervisors, managers, and colleagues throughout the organization.

Key Responsibilities:

Operational Management:

  • Organize personnel, tools, and equipment, managing multiple activities to achieve objectives.
  • Collaborate with the project manager to develop a schedule of construction activities, organizational structure, staff selection, and resource requirements.
  • Prepare and distribute a three-week look-ahead schedule.
  • Ensure subcontractor compliance with safety, environmental, and quality control standards.
  • Oversee daily operations of subcontractors, ensuring adherence to Loloft's standards.

Cross-Functional Collaboration & Stakeholder Management:

  • Coordinate subcontractor activities to enhance work efficiency and align with project schedules.
  • Provide daily updates to the project manager regarding job progress, plans, and potential issues affecting costs or timelines.
  • Act with integrity, supporting the company’s values and maintaining a focus on exceeding customer expectations.
  • Ensure timely payment to vendors and subcontractors following invoice review and approval.

Project Management, Administration & Compliance:

  • Maintain an updated project record set of drawings, documenting all changes and revisions throughout the project lifecycle.
  • Verify and document all modifications to the record set of drawings.
  • Assist the project manager with material shipments and obtaining approvals for shop drawings and material samples.
  • Contribute to job progress and cost reports to accurately reflect actual expenditures.
  • Review and approve requisitions, field purchase orders, invoices, and other critical documents.
  • Maintain a daily log to document significant project facts, events, and approvals.
  • Ensure completion of all necessary inspections, approvals, and certifications.

Ad-Hoc Responsibilities:

  • Manage material handling, including site layout, material inventory, and site cleanup.

Minimum Qualifications:

  • Strong written and verbal communication skills.
  • 5+ years of experience in Industrial Commercial Construction (not residential).
  • 5+ years as a Superintendent with advanced knowledge of construction processes.
  • Ability to operate independently with a structured approach to work.
  • Excellent organizational skills and proactive project management capabilities.
  • Proficient in Google Workspace, WhatsApp, Microsoft Word, Excel, Smartsheets, and Procore.

Preferred Qualifications:

  • Willingness to travel frequently, often on short notice, for extended field assignments.
  • OSHA 30-hour certification.
  • Ability to meet the physical demands of the role, including standing or walking for extended periods, navigating uneven terrain, and lifting heavy materials up to 50 pounds.
