Position Overview

The primary objective of this role is to evaluate construction documents for adherence to local, state, and federal building regulations while managing the associated permitting processes.

Key Responsibilities

1. Review and assess construction plans and architectural designs submitted for permits to ensure compliance with relevant codes and standards.

2. Provide guidance and technical support regarding code requirements: engage with property owners and contractors to address issues, propose solutions, and respond to inquiries or complaints related to code infractions.

3. Interpret and enforce applicable local, state, and federal development regulations: conduct research on code-related matters as necessary and initiate corrective actions for any discrepancies or violations.

4. Maintain comprehensive records of all plan review activities: prepare, submit, and archive inspection reports, permits, building plans, and other pertinent documentation.

5. Serve as the coordinator for the county's electronic plan review system: intake plans, distribute them to relevant departments for evaluation, compile departmental feedback, and communicate it to applicants, ensuring timely and accurate approvals from all reviewing agencies.

6. Organize and lead plan review and approval meetings; manage documentation and compliance with federal wetlands regulations and state erosion control laws; ensure proper fee collection prior to permit issuance.

7. Evaluate preliminary and final subdivision plats, townhome, and condominium plans for compliance with platting laws, county regulations, and development standards.

8. Assist clients with inquiries regarding the development process, wetlands, floodplain regulations, tree ordinances, permits, and plats; engage with professionals and the public to discuss design considerations and clarify regulations.

9. Perform additional related duties as assigned.

Minimum Qualifications

High School Diploma or GED required, supplemented by vocational or technical training in construction trades, building technology, or a related field; complemented by five years of progressively responsible experience in construction or code enforcement; or any equivalent combination of education, training, and experience that provides the necessary knowledge, skills, and abilities for this position.

Licenses and Certifications

Must possess and maintain a valid Driver's License. Required licenses, certifications, or equivalent education must be obtained within the probationary period for the position.

Physical Abilities

Tasks require the ability to exert light physical effort in sedentary to light work, which may involve some lifting, carrying, pushing, and/or pulling of light objects (5-10 pounds). Tasks may require extended periods at a keyboard or workstation.

Sensory Requirements

Some tasks necessitate the ability to perceive and differentiate colors, sounds, odors, depth, texture, and visual cues or signals. Some tasks require effective oral communication.

Environmental Factors

Essential functions are regularly performed without exposure to adverse environmental conditions.
