Regional Manager Job Description

As a Regional Manager at TREK Development Group, you will be responsible for overseeing the day-to-day operations of six to twelve properties with up to 800 rental units in your portfolio. You will mentor and guide your team to ensure they understand TREK's standard operating procedures, objectives, and mission. Your goal will be to achieve occupancy, operating, and capital expense budgets, as well as hospitality objectives.

Key Responsibilities:
  • Lead and develop a high-performing team of property management staff, providing training, motivation, and direction to achieve superior performance.
  • Identify, attract, hire, and retain top talent in the industry, building a strong network and brand identity for TREK.
  • Staff sites within TREK guidelines, ensuring teams are performing to expectations and receiving constructive feedback and recognition.
  • Role-play and shadow team members to evaluate and improve the resident experience during leasing tours, application completion, and move-in processes.
  • Implement initiatives to increase team engagement and collaboration with the VP of Management Operations to enhance resident experiences.
  • Drive the Hospitality Covenant and best practices, mentoring and auditing teams to ensure consistency in applying TREK standard operating policies and procedures.
  • Maintain product knowledge on all properties and the competition through site visits and quarterly market analysis reviews.
  • Establish prospect leasing tour routes, follow up, and maintain waiting lists to reduce vacant days and increase physical occupancy.
  • Maximize occupancy by mentoring teams on product presentation, closing techniques, and competitive market knowledge.
  • Enact and train effective cost control methods, revenue maximization, bid solicitation, and delinquency management.
  • Lead site teams in preparing annual budgets that produce optimal performance and review financial operating statements to enhance knowledge and develop plans to meet or exceed budget goals.
  • Optimize Gross Profit Ratio (GPR) to achieve and maintain each property's economic stability, budget, and cash flow.
  • Facilitate unit turns in a cost-effective manner, achieving a maximum of a 5-day turn with a market-comparable end product.
  • Evaluate operating expense line items to determine more efficient and cost-effective strategies while promoting opportunity contracting.
  • Confirm that financial reports accurately reflect the fiscal operation and condition of the sites and are submitted timely with a plan and metrics to correct any deficiencies or measure performance.
  • Train staff and monitor each site's work order process into Real Page, responding accordingly to priority plans and tracked per TREK policy.
  • Lead and monitor teams to successfully prepare Agency reports timely and accurately, adhering to all management contracts and pertinent affordable programs.
  • Coordinate and attend successful completion of REAC inspections, agency or partner visits/audits, or other physical or administrative reviews.
  • Ensure timely and accurate reporting as required by programs, regulatory agencies, and investors, maintaining compliance with all programs associated with the sites.
  • Support and promote TREK's operating culture consistent with the company's mission statement.
Requirements:
  • Bachelor's degree or 7 years or more of progressive responsibility in property management, hospitality, or retail industry, or 5+ years of multi-site experience.
  • 5+ years of multi-family, multi-property type operational management experience, preferably with a portfolio of properties containing a mix of residential property types or as a manager of a comparable role in hotel/resort/retail management.
  • Prior experience in and knowledge of affordable housing and applicable compliance is a plus.
  • Industry certification such as Certified Property Manager, Accredited Apartment Manager, etc. preferred.
  • Strong Leadership presence and proven track record in employee development of a team of two or more.
  • Proficiency in Real Page or other industry software and excellence in Microsoft Office.
  • Real Estate License preferred, or if required by state law.
