General Overview:

This position is designed for individuals who are looking to advance their careers in the field of real estate appraisal. The role involves performing intricate technical tasks aimed at determining the market value of various properties.

Career Development: The Real Estate Appraiser role is part of Hanover's Career Development Program (CD). The Appraiser Ladder consists of four levels, progressing from Real Estate Appraiser I to Senior Real Estate Appraiser. Employees in this role report to the Director of Real Estate Assessments and do not supervise other staff members. Senior Appraisers may offer guidance to junior Appraisers.

Key Responsibilities:
  • Conducts valuations of residential, commercial, and industrial properties utilizing appropriate valuation methodologies.
  • Performs field inspections to verify data on existing properties and gather information on new constructions.
  • Reviews and interprets architectural plans, site layouts, and deed records as necessary.
  • Provides assistance to the public by addressing inquiries and concerns regarding property valuations and assessments.
  • Utilizes relevant software to input and retrieve data efficiently.
  • Collects, analyzes, and produces statistical and market data to identify economic factors affecting property values.

Qualifications: A comprehensive understanding of the appraisal industry, construction methods, and property values is essential. Proficiency in computer applications is required, and familiarity with appraisal software is preferred. Strong communication skills, both verbal and written, are necessary for effective information interpretation and property valuation determination.

Education and Experience: An Associate's degree in real estate or business is required for level III, while a Bachelor's degree is preferred for Senior level positions. Candidates should have four (4) years of experience for level III or six (6) years for Senior level in real estate appraisal, ideally in tax assessment. Equivalent combinations of education and experience will also be considered. Higher levels on the Career Ladder necessitate additional qualifications.

Special Requirements:

•Criminal background check, including fingerprinting

•Valid driver's license

•Availability to work beyond standard hours

•Real Estate License or IAAO coursework required for Level III

•Professional designation and license or IAAO coursework required for Senior level

•Twelve-month probationary period
