Job Overview

The Lead Multi-family Superintendent is tasked with managing all on-site construction operations for designated projects. This position reports directly to the General Superintendent and works in close collaboration with the Project Manager and Assistant Superintendents to ensure that the project adheres to established standards regarding timelines, quality, and budget.

Qualifications

  • Education: A Bachelor’s degree in Building Science or Engineering is preferred but not essential.
  • Experience: A minimum of ten years of experience as a Project Superintendent in Multifamily or Commercial construction, with at least 3-5 years in a Lead/Senior Superintendent role within the multifamily sector.

Key Responsibilities

  1. Project Planning
    • Examine plans and specifications alongside the Project Manager.
    • Create and uphold the project timeline.
    • Organize jobsite logistics effectively.
    • Assist in obtaining all necessary building permits and related project approvals.
  2. Cost Management
    • Oversee costs associated with General Conditions.
    • Authorize Subcontractor payments and invoices.
    • Review all field expenses in collaboration with the Project Manager.
  3. Project Oversight
    • Assemble a team to manage on-site operations.
    • Generate daily activity reports.
    • Monitor and adjust the project schedule as needed.
    • Provide guidance and coordination to Subcontractors.
    • Familiarize with all Subcontract documents and scopes of work.
    • Maintain as-built drawings.
    • Work with the Project Manager to evaluate and negotiate Change Orders.
    • Enforce company safety protocols and ensure compliance with OSHA regulations.
    • Conduct weekly safety meetings and coordinate safety evaluations.
    • Ensure a clean and hazard-free jobsite.
    • Track construction progress to guarantee adherence to plans and specifications.
    • Hold on-site meetings with Subcontractors to confirm project timelines and deliverables.
    • Manage punch lists and the handover of completed units to Property Management.
