Job Description

**Job Summary**

K2 Staffing is seeking an experienced Multi-family Assistant Superintendent to join our team. As a key member of our construction team, you will be responsible for overseeing the day-to-day activities of construction projects in San Diego, CA.

Key Responsibilities:

  • Manage and coordinate construction activities to ensure timely completion of projects.
  • Create and maintain project schedules, including short-interval look-ahead schedules.
  • Develop and implement project site safety plans, ensuring a culture of safety, health, and cleanliness.
  • Coordinate and manage work to ensure it is constructed in an orderly and deliberate manner, consistent with industry best practices.
  • Establish and maintain dimensional controls for projects, including the use of third-party survey and layout personnel when necessary.
  • Verify that all work is installed in a workmanlike manner.
  • Obtain all necessary inspections and ensure quality aspects of physical work are fully documented.
  • Ensure compliance with all contract terms and legal requirements governing the project and community.
  • Administer client-specific programs, such as Landlord/Site Rules and Regulations, Safety, Site Specific Security, etc.
  • Conduct and/or attend pre-construction, progress, and other project and staff meetings.
  • Manage self-performed activities to ensure work is performed within the established project budget.
  • Manage changes in project scope to ensure the most recent documents are being used at all times to prevent avoidable rework.
  • Administer contracts, subcontracts, purchase orders, and other agreements to ensure scope, terms, and conditions are consistently and proactively being met.
  • Manage the punch list and project closeout process to ensure timely completion.
  • Maintain daily paperwork, including timecards, field reports, schedule updates, and email correspondence.
  • Provide timely and cordial interaction with supporting work groups, such as clients' internal IS department, vendors, security, etc.
  • Complete project schedules for proposals, review estimates, assist in creating proposals, participate in interviews, etc.
  • Engage in marketing and obtaining projects.
  • Perform other duties as needed to support the goals of the company.

Requirements:

  • Ground-up experience in construction.
  • Multi-family experience.
  • AS degree in Construction Management or similar, or a Journeyman status in a building trade from an accredited organization (i.e., Carpenter) AND demonstrated experience of progressive responsibility supervising construction.
  • Demonstrated understanding of construction means and methods associated with the renovation and construction of commercial and institutional buildings and site work related thereto.
  • Proficiency with spreadsheets, email, scheduling, Microsoft Office, and other software used in the construction industry.
  • Current safety credentials, including OSHA 30, 1st Aid, and CPR.
