Job Overview

Position Summary: The Vice President of Quantity Surveying is accountable for overseeing the quantity surveying operations within our organization and managing contract execution with general contractors. This role involves ensuring the financial integrity of construction projects, from preliminary cost assessments to final project completion, while adhering to our Guaranteed Maximum Price (GMP) or Lump Sum Contracting Agreements. You will play a crucial role in delivering projects on schedule and within budget.

Reports to: Executive Vice President, Product Delivery


Key Responsibilities:

  • Thoroughly comprehend our contracts with general contractors regarding scope, timelines, and obligations. Provide constructive feedback and enhancements, as well as strategic advice during negotiations. Participate in the selection process for general contractors alongside the Construction Vice President and Executive Vice President of Product Delivery.
  • Review and contribute to our contract and Request for Proposal (RFP) processes.
  • Generate precise and comprehensive cost estimates for construction initiatives, factoring in all relevant elements such as materials, labor, equipment, and overhead expenses.
  • Establish and oversee project budgets, ensuring financial control throughout the project lifecycle.
  • Conduct proactive cost value analyses and propose strategic recommendations to senior management throughout the construction process.
  • Identify potential financial risks and uncertainties related to project costs and devise strategies to mitigate these impacts.
  • Evaluate and manage change orders and variations, ensuring contractor accountability concerning scope and legal obligations under our GMP or Lump Sum agreements.
  • Support procurement in managing contracts and compliance with contractual obligations.
  • Collaborate with project teams to identify value engineering opportunities and cost-saving measures without compromising quality.
  • Work closely with project teams to ensure construction activities meet established quality standards and regulatory requirements.
  • Prepare and present regular reports on project financials, budget status, and overall performance to stakeholders and leadership.

Qualifications:

  • Bachelor's degree or equivalent experience.
  • 15+ years of experience in quantity surveying or a related field; experience in the data center sector is preferred.
  • Strong analytical capabilities with expertise in financial modeling and market analysis.
  • Familiarity with local zoning regulations, permitting procedures, and environmental laws.
  • Exceptional communication and presentation skills, with the ability to convey complex information to non-technical audiences.
  • Meticulous attention to detail and a commitment to thorough research and analysis.
  • Strong problem-solving abilities and the capacity to work both independently and collaboratively.
  • Proficiency in relevant software tools and databases for data analysis.
