Position Overview: The Facilities Operations Manager is responsible for overseeing, directing, and executing maintenance operations within the community while managing the maintenance team. This role encompasses both interior and exterior upkeep, repairs, and landscaping to ensure the community's aesthetic appeal, safety, and overall well-being.
Key Responsibilities:
- Recruit, onboard, and mentor maintenance personnel, conducting regular performance evaluations with input from the Community Manager.
- Ensure the community and its surroundings are well-maintained, providing a secure and inviting atmosphere for residents.
- Conduct routine inspections of the community and grounds to identify maintenance needs.
- Oversee landscaping and coordinate outdoor maintenance services with approved vendors as necessary.
- Establish and maintain the Community Compliance Manual in accordance with specifications.
- Address all maintenance requests and concerns from residents and staff promptly.
- Prepare living spaces for incoming residents.
- Ensure proper waste disposal and management.
- Maintain a safe storage area for all maintenance supplies to prevent hazards.
- Be accessible to residents, management, and staff on a consistent basis.
- Participate in mandatory meetings and training sessions.
- Adhere to all safety and OSHA regulations.
- Exhibit regular attendance and punctuality.
- Perform additional duties as assigned.
Core Competencies:
- Ability to diagnose and repair HVAC, plumbing, electrical, basic carpentry, and mechanical systems.
- Exceptional customer service skills.
- Strong leadership abilities, with a capacity to motivate and communicate effectively with team members.
- Proficient in technology, including email and maintenance management software on both desktop and mobile platforms.
- Availability for on-call shifts, including evenings, weekends, and weekdays.
- Demonstration of Bell Core Values in all interactions.
Qualifications:
- High School diploma or equivalent is required.
- 2-5 years of relevant maintenance experience, preferably in a multi-family housing context.
- Supervisory experience is highly preferred.
- HVAC/EPA Certification is mandatory.
- CPO certifications may be necessary in certain communities, depending on staffing levels.
