Key Responsibilities
  • Manage market relationships and develop relationships with key stakeholders, including investors, brokers, tenants, lenders, engineers, and appraisers.
  • Source and identify new development and build-to-suit development opportunities, creating and implementing product-specific business plans.
  • Shape the predevelopment process, including due diligence, entitlements, risk mitigation, and overall deal viability.
  • Capitalize deals by negotiating and securing deal terms from a variety of debt and equity sources.
  • Present and lead projects through the internal Investment Committee process, creating investment packages and managing project execution.
  • Manage the planning, organization, and controls for major projects, determining project execution, operating budgets, and hiring project leasing and property management teams.
  • Regularly review and update the company's proprietary asset management system (ELITE) information on assigned projects.
  • Lead teams, supervise direct and matrix reports, and recommend recruitment, selection, promotion, advancement, corrective action, and termination.
  • Develop and maintain successful relationships with clients, partners, consultants, architects, contractors, and brokers.
  • Negotiate deal documents, track and complete term sheets, purchase and sale agreements, loan documents, and lease agreements.
Requirements
  • Bachelor's degree in business, engineering, or architecture from an appropriate 4-year college program.
  • Typically at least 10 years of experience in commercial real estate with strong land sourcing, financial, and leasing abilities.
  • Demonstrated track record of successful negotiation with key partners, including employees, top management, investors, lenders, sellers, tenants, public and private collaborators, and community groups.
  • Demonstrated capability of leading multiple individuals on teams and developing and implementing business strategy.
  • Financial knowledge, including understanding of financial and real estate terms and principles, and ability to calculate intermediate figures.
  • Problem-solving skills, including ability to comprehend, analyze, and interpret business documents and financial analysis.
  • Entrepreneurial spirit, including self-motivated mentality, willingness to take action, and ability to accept change and continuous improvement.
  • Strong communication and interpersonal skills, including ability to conduct research, draft reports, and provide efficient, timely, reliable, and courteous service to coworkers and partners.
