Project Estimation Specialist in Construction

K2 Staffing is representing a reputable and expanding commercial construction firm. They are currently seeking a Commercial Construction Estimator to contribute significantly during the pre-construction phase. This role involves scrutinizing project specifications, collecting essential data, and formulating precise cost estimates for various commercial construction endeavors. You will collaborate closely with project managers, architects, engineers, subcontractors, and clients to ensure that cost estimates are in harmony with project requirements, timelines, and financial plans. The ideal candidate will demonstrate exceptional analytical abilities, meticulous attention to detail, and a comprehensive understanding of construction techniques, materials, and labor expenses.
Key Responsibilities- Project Review and Bid Development: Analyze project plans, specifications, and contractual documents to grasp the project scope and requirements. Assess blueprints and technical documents to determine necessary materials, labor, and equipment for construction. Generate detailed cost estimates and proposals for commercial projects, including a breakdown of labor, materials, subcontractor bids, and overhead costs.
- Quantity Assessments and Cost Calculations: Perform quantity takeoffs and measurements from construction documents to ascertain the required quantities of materials, labor, and equipment for each project segment. Leverage construction estimating software to compute costs based on unit prices, labor rates, material expenses, and productivity metrics. Confirm pricing and availability of materials and equipment from suppliers and subcontractors.
- Cost Evaluation and Value Optimization: Assess alternative construction methods, materials, and design choices to enhance project costs without sacrificing quality or functionality. Work with project teams to pinpoint value engineering opportunities and cost-saving strategies while adhering to project specifications.
- Vendor and Subcontractor Coordination: Solicit and assess bids from subcontractors and vendors for various construction services. Negotiate pricing, terms, and contracts with subcontractors to secure competitive bids and advantageous pricing for the project. Foster relationships with subcontractors and suppliers to ensure smooth communication and procurement throughout the project lifecycle.
- Risk Management and Contingency Strategies: Identify and evaluate potential risks and uncertainties that could affect project costs, schedules, or performance. Develop contingency plans to mitigate risks and accommodate unforeseen changes in project scope. Collaborate with project teams to effectively manage project risks.
- Client Engagement and Bid Presentation: Present cost estimates, proposals, and bid documents to clients, architects, engineers, and stakeholders. Clarify cost assumptions, methodologies, and pricing strategies to justify the proposed budget and secure client approval. Address client inquiries and concerns to ensure alignment with project objectives.
- Documentation and Reporting: Maintain comprehensive records of cost estimates, bid documents, subcontractor agreements, and project-related communications. Prepare reports and analyses of estimated costs, bid outcomes, and project budgets for internal review and client discussions. Document any modifications to cost estimates throughout the bidding process and project lifecycle.
- Bachelor's degree in Construction Management, Civil Engineering, Quantity Surveying, or a related discipline.
- Demonstrated experience in commercial construction estimating, preferably in general contracting or construction management.
- Strong proficiency in construction estimating software such as RSMeans, Sage Estimating, Procore, or similar tools.
- In-depth knowledge of construction methods, materials, building codes, and industry standards.
- Exceptional analytical skills with the ability to interpret construction drawings and technical documents.
- Strong communication and negotiation skills, capable of interacting professionally with clients, subcontractors, and project teams.
- Detail-oriented with a commitment to accuracy in cost estimation and analysis.
- Ability to work autonomously, prioritize tasks, and meet deadlines in a dynamic environment.
- Familiarity with project management principles is advantageous.
