JOB TITLE: Right of Way/Real Estate Project Manager

COMPENSATION RANGE:
Project Manager I: $57,100 - $71,400 - $85,700
Project Manager II: $69,900 - $87,400 - $104,900
Senior Project Manager: $79,100 - $105,400 - $131,800
Lead Project Manager: $93,100 - $124,100 - $155,100
Work Schedule: Monday to Friday, 8:00 a.m. - 5:00 p.m., with potential for flexible arrangements.
Key Responsibilities:
This role entails overseeing, organizing, and executing all right-of-way functions for various transmission and distribution initiatives, ensuring that projects are completed on time and within budget while adhering to established policies. The individual will lead multiple tasks associated with right-of-way projects, collaborating with operational teams across various locations. This position may also involve mentoring junior Right of Way professionals.
Core Duties Include:
- Preparing regular progress reports detailing costs, timelines, and overall project status. Engaging in multi-disciplinary team meetings to discuss scheduling and budget forecasts while promoting continuous improvement.
- Conducting right-of-way activities such as scope definition, project cost estimation, strategy development for easement acquisitions, valuation analysis, and problem resolution.
- Planning and coordinating multiple tasks with competing priorities, collaborating with engineering, construction, and maintenance teams, and working closely with the Legal Department on easement negotiations and agreements.
- Managing capital projects and operations, including complex right-of-way acquisitions and negotiations with various stakeholders.
- Leading a team of contractors in acquiring rights for project completion, overseeing title research, appraisals, negotiations, and damage settlements.
- Facilitating communication with all relevant agencies and stakeholders, representing the company at public meetings and regulatory hearings.
Qualifications:
Education and Experience:
- A bachelor's degree in Real Estate, Law, Energy Land Management, or a related field is preferred. Relevant coursework in real estate, law, negotiation, and communication is advantageous.
- Proven experience in right-of-way acquisition, project management, and negotiation, preferably within the electric utility sector.
- Strong leadership skills and the ability to influence and make decisive decisions are essential.
Skills and Competencies:
- Excellent written and verbal communication skills, with strong analytical and strategic planning abilities.
- Capability to establish rapport and represent the company professionally.
- Effective negotiation skills, with the ability to manage challenging communications with external parties.
- Proficiency in Microsoft Office applications and strong computer skills.
- Ability to manage multiple projects simultaneously while meeting quality and budgetary requirements.
- Knowledge of real property law, appraisal processes, and the ability to interpret easement documents and engineering drawings.
Licenses and Certifications:
Must maintain a valid driver's license. Professional licenses related to the position may be supported by the company.
Working Environment:
The primary work setting is an office environment, with occasional travel required for project inspections and stakeholder meetings.
