Position Overview

As a Building Operations Engineer, you will be responsible for the operation and maintenance of all building systems and equipment. This role involves routinely assessing operating conditions and collaborating with supervisors to address any abnormal issues. Key responsibilities include, but are not limited to:
  • Responding promptly and courteously to tenant requests within established guidelines.
  • Maintaining professional relationships with contractors and tenants.
  • Fostering a cooperative working relationship with the operations team and contributing as a team member.
  • Conducting preventive maintenance and repairs on mechanical, electrical, plumbing, and HVAC systems, including pumps, chillers, boilers, air compressors, and air handling units.
  • Adjusting HVAC and related equipment to maintain operational criteria as directed by the Engineering Manager.
  • Troubleshooting and performing general repairs and maintenance on building components, including fixtures, appliances, plumbing, electrical systems, and lighting controls.
  • Familiarizing yourself with the company's Engineering Standards and assisting in managing property-specific engineering programs.
  • Maintaining operational logs and files, including central plant operations and chemical consumption logs.
  • Applying knowledge and skills in HVAC distribution and controls to resolve work orders.
  • Demonstrating competency in emergency procedures and assisting with evacuations, bomb searches, and life safety system alarms.
  • Adhering to all company and property policies and performing duties safely to ensure compliance with safety and environmental regulations.
  • Participating in required training and seminars.


Qualifications

Minimum requirements include:
  • High school diploma or equivalent from an accredited institution.
  • Two or more years of experience in commercial HVAC or related fields.
  • Successful completion of the company's "Introduction to Engineering" training program.
  • Functional knowledge of Engineering Assessment Guidelines with demonstrated proficiency.
  • Sufficient computer skills to effectively manage engineering programs.
  • Ability to read and utilize various testing equipment and hand tools.
  • Proficiency in reading and understanding construction drawings and blueprints.
  • Strong communication skills, both verbal and written.
  • Ability to maintain composure in emergency situations and adapt to a dynamic work environment.
  • Physical ability to lift 25 lbs. or more, climb stairs and ladders, and access confined spaces.
