Part-Time Leasing Consultant

Job Purpose:
As a Leasing Consultant, you will be responsible for marketing the community to prospective residents, handling day-to-day issues with current residents, and coordinating lease renewals. This role is crucial in determining the community's success in a competitive marketplace.
Key Responsibilities:
- Provide exceptional service to residents, prospects, and visitors.
- Effectively lease apartments to meet occupancy goals.
- Ensure compliance with Fair Housing Standards.
- Conduct outside marketing activities under the direction of the Assistant Manager and Community Manager.
- Review applications, verify credit and income information, and conduct background checks.
- Complete lease paperwork and files, including lease agreements and addendums.
- Ensure the condition of leased apartments prior to move-in.
- Follow up with residents throughout their lease terms and promote annual renewal campaigns.
- Manage lease renewals and complete necessary documents.
Daily/Weekly Responsibilities:
- Perform daily opening and closing procedures, including a marketing inspection.
- Answer phone calls, emails, and voicemails.
- Inspect signage, including bootlegs, banners, balloons, and brochures.
- Maintain the leasing office and clubroom appearance.
- Prepare refreshments and notify the Community Manager when supplies are needed.
- Coordinate the leasing process, including showing apartments and reviewing applications.
- Maintain guest cards and leasing notebooks.
- Follow up with leads and ensure complete notes on follow-up communication.
- Enter prospect information into Entrata and follow up with applicants for incomplete information.
- Forward completed lease files to the Assistant Community Manager for review and approval.
- Work with the Maintenance Team to enter work orders into Entrata and provide follow-up calls if work cannot be completed within 24 hours.
- Complete renewal effort tasks as necessary.
Monthly/On-Going Responsibilities:
- Archive inactive leads and ensure Leads and Applicants in Entrata are up to date.
- Conduct outside marketing activities under the direction of the Assistant Manager and Community Manager.
- Complete audits of lease files and Entrata data as instructed by the Assistant Manager and Community Manager.
- Stay up to date with competitor rental rates, features, and specials to effectively overcome objections.
TURN Responsibilities:
- Assist the Assistant Community Manager with roommate matching processes and communication.
- Communicate with the Assistant Manager and Maintenance Supervisor regarding resident requests or issues during the Turn process.
- Coordinate the Move-In process with new residents, including completing lease packets and distributing gate codes, parking decals, and utility hook-up verification.

Education and Experience Requirements:
- Bachelor's Degree preferred; or High School diploma or General Education Degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.
Other and/or Preferred Education/Experience:
- Knowledgeable in Microsoft Word and Excel.
- Knowledge in Entrata preferred.
