Job Overview

Position Summary: Responsible for executing a range of maintenance duties aimed at preserving and enhancing the quality of an apartment community in a prompt, professional, and courteous manner.

Reporting Structure: Reports directly to the Maintenance Supervisor.

Employment Type: Full-time

Work Schedule:

  • 8-hour shifts
  • Monday through Friday
  • On-call duties
  • Availability on weekends

Location: Single site operation

Key Responsibilities:

  • Deliver exceptional customer service
  • Ensure timely and thorough completion of all service requests and repairs
  • Maintain a tidy, organized, and safe work environment
  • Assist the Maintenance Supervisor in managing inventory levels of tools, equipment, and supplies
  • Adhere to all company policies and procedures
  • Implement a preventative maintenance schedule
  • Communicate effectively with residents, colleagues, vendors, and supervisors
  • Collaborate with the Maintenance Supervisor to uphold an effective preventative maintenance program
  • Work with the Maintenance Supervisor to comply with budgetary constraints
  • Support the Maintenance Supervisor in managing safety and hazard communication protocols
  • Conduct inspections of grounds, buildings, and community features to mitigate liability risks
  • Ensure compliance with safety and hazard communication policies
  • Collaborate with the maintenance team to maintain the community's physical condition according to operational and safety standards
  • Assist residents during the move-in and move-out processes as necessary
  • Help schedule and execute maintenance and repair-related tasks
  • Perform scheduled maintenance on equipment following manufacturer guidelines
  • Address resident complaints and resolve issues professionally and promptly
  • Maintain accurate maintenance records
  • Contribute to the upkeep and cleanliness of office spaces, common areas, and model units
  • Carry out additional maintenance tasks as directed by the Property Manager and Maintenance Supervisor
  • Assist in daily exterior property clean-up, including grounds and common areas
  • Perform swimming pool maintenance and keep accurate chemical logs
  • Participate in on-call rotation for emergency services
  • Follow the company dress code
  • Complete additional responsibilities as assigned

Licenses and Equipment:

  • Reliable transportation is required due to on-call responsibilities
  • EPA Certification Type I and II
  • Other necessary licenses and certifications as mandated by local, state, or federal regulations
  • Ability to operate general maintenance tools and equipment safely
  • Proper safety equipment and attire must be worn, including appropriate footwear

Required Skills:

  • Ability to diagnose and repair:
    • Major appliances
    • HVAC systems (EPA Certification required)
    • Basic to intermediate plumbing
    • Basic to intermediate electrical systems (where no license is required)
    • Sheetrock and general carpentry
    • Pool maintenance (if applicable)
    • Roof and gutter repairs
    • Painting and general landscaping
    • Fountain maintenance
    • Foundation and sidewalk repairs
    • Ice and snow removal
    • Small engine maintenance

Physical Requirements:

  • Frequent lifting and moving of items up to 75 pounds
  • Regular bending and stooping to access equipment
  • Frequent use of ladders and stepladders

Qualifications:

  • Previous experience in maintenance preferred
  • High school diploma or equivalent
  • Ability to pass a background check
  • Fluency in reading and writing English
