POSITION SUMMARY:

Under the general oversight of the Property Manager, the Assistant Property Manager supports the overall management of the property, executing daily policies, procedures, and programs; ensuring optimal occupancy levels and fostering a supportive atmosphere for all residents, including those with special needs. The APM collaborates with and supervises vendors while establishing and nurturing effective working relationships with onsite support staff.

Key Responsibilities

  • Conducts interviews and evaluates potential residents for occupancy.
  • Prepares, processes, and finalizes leases and community guidelines.
  • Procures general supplies and services in accordance with established policies and procedures.
  • Assists in property inspections and monitors maintenance requests.
  • Manages rent collection, issues receipts, and prepares deposits utilizing property management software.
  • Drafts warning letters and prepares legal notifications for residents.
  • Submits necessary reports and maintains records in compliance with company policies.
  • Performs related tasks and other duties as assigned.

Qualifications

  • Proficient in reading, writing, and communicating fluently in English.
  • Strong problem-solving, listening, and analytical skills.
  • Competent in Microsoft Word, Excel, and Outlook.
  • 1-2 years of experience in property management, preferably with Tax Credit properties.
  • Previous experience managing affordable housing complexes is preferred.
  • Must possess a valid Driver's License and reliable transportation, with the ability to travel for training.
  • Familiarity with company policies, as well as federal, state, and local regulations, including Tax Credit Section 42 and other tenant-related rules.
