POSITION OVERVIEW
SoLa Impact is in search of a dedicated and skilled individual to fill the role of Property Leasing Consultant.

The Property Leasing Consultant will be tasked with managing and supervising all facets of the leasing operations for our collection of affordable housing properties.

This role requires close collaboration with the leasing team to ensure that occupancy targets are achieved and that the leasing process runs smoothly and effectively.

The Property Leasing Consultant will also be charged with formulating and executing leasing strategies aimed at attracting and retaining tenants, while fostering positive relationships with external partners and stakeholders.

Your responsibilities will include crafting and implementing strategic leasing initiatives, utilizing your sales expertise to draw in and keep tenants.

Additionally, you will work hand-in-hand with the marketing team to develop engaging property listings and promotional content. Your ability to analyze and react to market dynamics will be essential in refining strategies to meet leasing objectives.

COMPENSATION:
$52,000-$62,000 annual base salary plus commission

KEY RESPONSIBILITIES
• Accurately monitor vacancies using advanced Excel spreadsheets and report on essential metrics

• Update vacancies in a cloud-based property management system

• Stay informed about upcoming vacancies based on tenant move-out schedules

• Capture clear and representative images of newly available units

• Compose clear and grammatically correct task descriptions, follow-up emails, and leasing summary reports

• Post well-crafted advertisements, including images, on various rental platforms

• Complete RFTA for Section 8 tenants and proactively follow up to ensure responses are received from HUD/Section 8

• Send follow-up communications to interested applicants after open houses

• Maintain knowledge of SoLa criteria and requirements

• Process applications, screen, and interview tenants to assess eligibility for rental units

• Assist tenants in completing documentation; gather information such as bank statements, Section 8 vouchers, proof of income, etc.

• Collaborate with nonprofits and government agencies to place tenants

• Conduct the intake process for new tenants and ensure leases are completed accurately and punctually

EDUCATION & EXPERIENCE

• Minimum of 2 years' experience in property management required; leasing experience preferred

• Bachelor's Degree preferred

• Comprehensive understanding of the apartment leasing process required

• Experience in affordable housing preferred; knowledge of Section 8 requirements is a plus

• Commercial leasing experience preferred

SKILLS & ABILITIES

• Proficient in MS Office

• Exceptional verbal and written communication skills

• Detail-oriented with strong organizational capabilities

• Ability to work independently and effectively in a fast-paced, demanding environment

• Ability to present information in a concise and easily understood manner

• Ability to exercise discretion and independent judgment

• Well-developed time management skills with the ability to manage multiple priorities
