Job Summary

We are seeking a highly skilled Tax Credit Property Manager II to oversee the daily operations of our affordable housing community in Shelbyville, TN. As a key member of our team, you will be responsible for managing, marketing, and maintaining the property to meet the financial objectives of the owner and management company.

Key Responsibilities
  • Collaborate with senior management to establish rent levels and review rent schedules.
  • Oversee the preparation and submittal of rent increases and renewals, ensuring timely and accurate processing.
  • Maintain optimum occupancy levels and process timely move-ins, move-outs, recertifications, and renewals.
  • Approve rental applications, adhering to property standards and agency requirements.
  • Ensure compliance with applicable state and federal program regulations and maintain accurate property software data.
  • Direct maintenance teams to implement maintenance programs and controls, ensuring the property and grounds are well-maintained.
  • Report incidents, accidents, and injuries in accordance with company policy and resolve resident issues and conflicts timely.
  • Prepare the annual budget for approval by senior management and provide accurate financial reporting and monthly variance reporting.
  • Solicit bids and process Purchase Orders and Invoices as needed, adhering to Winn Purchasing Policy.
  • Ensure timely rent collection and deposit, adhering to local laws and Winn Rent Collection guidelines.
  • Use company directives to screen, hire, and train new personnel, promoting staff efficiency and engagement through ongoing training and development opportunities.
Requirements
  • High school diploma or GED equivalent.
  • 1-3 years of relevant work experience.
  • Less than 1 year of supervisory experience.
  • Direct LIHTC experience.
  • Knowledge of property management and landlord and tenant laws.
  • Experience with computer systems, particularly Microsoft Office.
  • Excellent customer service skills and outstanding verbal and written communication skills.
  • Ability to multi-task and manage a fast-paced office environment.
  • Ability to manage and work with a diverse group of people and personalities.
Preferred Qualifications
  • Bachelor's degree.
  • Direct HUD experience.
  • 1-3 years of supervisory experience.
  • Ability to work independently with limited immediate direction.
  • Experience with Yardi or RealPage property management software.
  • Knowledge of marketing and leasing techniques.
