Position Overview

The Maintenance Technician plays a crucial role in supporting the Maintenance Supervisor to uphold the physical integrity of the property. This role is essential in ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff alike. The Maintenance Technician will execute assigned tasks safely and efficiently, taking on additional responsibilities as directed by the Maintenance Supervisor. In the absence of the Maintenance Supervisor, the Maintenance Technician will oversee all maintenance operations.

Key Responsibilities

  • Conduct all operations in compliance with company policies and relevant state and federal regulations (including Lead Based Paint, ADA, Fair Housing, HAZCOM Program, OSHA, etc.).
  • Maintain a thorough understanding of all applicable laws and EPA and OSHA regulations.
  • Monitor the property’s condition consistently and take immediate action to rectify any hazardous situations.
  • Schedule and execute routine preventive maintenance on all relevant equipment as instructed by the Maintenance Supervisor and Property Manager. Ensure all tools are kept in excellent working order.
  • Be knowledgeable about all utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.
  • Perform clean-up and safety-related tasks in work areas.
  • Ensure that storage facilities are secured when not in use.
  • Diagnose and carry out minor or routine maintenance or repairs daily, which may include:
    • Electrical and plumbing systems
    • Heating and cooling systems
    • Appliances
    • Irrigation systems
    • Stairs, gates, fences, patios, railings
    • Flooring materials
    • Roofing and gutters
    • Lighting fixtures
    • Fireplaces and ceiling fans
    • Gas appliances
    • Doors, cabinets, windows, and sliding doors
    • Boilers, both gas and electric
    • Locks and security systems
    • Ceiling leaks and wall repairs
    • Pool areas and related amenities
  • Inspect and assist in coordinating necessary make-ready repairs and services. Support make-ready staff as needed to meet project deadlines.
  • Report all significant repairs and requisition needs to the Maintenance Supervisor before any financial commitments.
  • Change locks, rekey locks, and create keys as required.
  • Assist in the movement of heavy appliances and equipment between storage and apartments as needed. Help dispose of abandoned items when necessary.
  • Perform any other tasks assigned by the Maintenance Supervisor, Property Manager, Service Director, Regional Manager, or other company officials as required.

Qualifications

  • Strong proficiency in written, verbal, and numerical skills.
  • Ability to manage multiple tasks effectively and lead the service team.
  • Solid knowledge of carpentry, electrical, plumbing, and other relevant skills necessary for daily operations.

Education and Experience

  • Current certifications in EPA and CPO.
  • A minimum of two years of experience in property management.
  • A high school diploma is required; a college degree is preferred.
  • Willingness to pursue further designations as required by industry standards, EPA regulations, and OSHA requirements.

Supervisory Controls

  • The Maintenance Technician reports directly to the Maintenance Supervisor.
  • The Maintenance Technician is responsible for planning and executing regular duties while addressing any issues that arise in accordance with established objectives, policies, and training.

Physical Demands

This role is physically demanding, typically requiring the associate to remain active rather than seated. Activities may include walking, standing, bending, and carrying moderate items such as papers and equipment. No special physical requirements are necessary to perform the job.

Work Environment

Approximately 10% of the work will occur in an office setting, maintaining records and managing vendor orders, while 90% will be conducted on the property. This requires the ability to walk long distances, lift up to 75 lbs., climb, and work comfortably at heights. The associate must possess their own hand tools and equipment as needed. Reliable transportation, a valid driver's license, and 24/7 availability for contact are required as the job demands.

The work environment involves typical risks or discomforts that necessitate standard safety precautions common in office settings, training rooms, or commercial vehicles. The workspace is adequately lit, heated, and ventilated, except when performing tasks outside the office environment.
