BluSky's construction division seeks a Project Manager to oversee the daily operations of assigned construction initiatives. This role encompasses customer relations, vendor selection, material procurement, scheduling, budgeting, financial oversight, proactive safety adherence, and quality assurance.

The Project Manager will collaborate closely with project stakeholders to guarantee exceptional customer satisfaction throughout the project lifecycle.

This position requires participation in an On-Call Team, with occasional night and weekend commitments.


KEY RESPONSIBILITIES:
Field Management:

Establish strong relationships with project stakeholders and demonstrate confidence in project management capabilities.
Execute all contracted scopes in accordance with industry Best Practices.
Ensure all work is appropriately contracted or subcontracted.
Secure necessary building permits and comply with all regulatory guidelines.
Adhere to OSHA and environmental standards.
Assist the Project Director with managing change orders.
Oversee site personnel and subcontractors, promoting safety, quality, and productivity.
Successfully manage buyout processes, submittals, quality control, safety compliance, scheduling, and project closeout.
Deliver outstanding customer communication and service.
Ensure that project work meets the highest standards of craftsmanship as per industry benchmarks.
Perform additional duties or projects as assigned.

Office Management:

Verify that all subcontractors operate under valid subcontract agreements, adhering to Best Practices.
Review and approve or reject invoices with appropriate communication to the project team.
Accurately project, document, and maintain all project costs on budget worksheets.
Provide regular Daily and/or Weekly updates to the project team and clients, including visual documentation.
Aim to meet or exceed revenue and profit margin targets as set by BluSky.
Develop, update, and present project schedules to clients, the Project Director, and the VP on a weekly basis.
Guide, mentor, and train junior team members.
Represent BluSky professionally during emergency on-call management rotations.
Track change orders and additional project costs through signed change order forms and budget updates.

QUALIFICATIONS & REQUIREMENTS:

Essential: Minimum of 5 years of full-time experience in construction project management.

Excellent written and verbal communication skills.

Ability to effectively communicate with all project stakeholders and local authorities.

Preferred:
OSHA 10 or 30, CPR, and First Aid certifications.

Experience in multi-family, hotel, and multi-building facility construction.

Bilingual in English and Spanish.

EDUCATION:

Preferred:
Bachelor's degree in Construction Management, Engineering, or a related discipline.

TRAVEL:
The Project Manager will be expected to travel as workload necessitates, including potential out-of-area and overnight travel.
