As a Facilities Operations Manager, your key responsibilities include:

  • Setting a positive example and embodying the standards and behaviors aligned with Bozzuto's core values and culture.
  • Investing time in recruiting, mentoring, and providing both on-the-job and classroom training for technicians and community care associates.
  • Demonstrating genuine concern for our residents through prompt follow-ups and thorough completion of service requests.

  • Overseeing the apartment turnover process with meticulous attention to detail and efficiency to ensure timely leasing for new residents.
  • Upholding the building's value by consistently implementing preventative maintenance strategies.
  • Ensuring the aesthetic appeal and safety of the community through diligent upkeep, snow removal, and grounds maintenance.
  • Maintaining optimal operational efficiency for all property components.
  • Complying with relevant building, county, and safety regulations while ensuring a safe working environment.
  • Coordinating annual inspections of building systems as mandated by local authorities.
  • Leading cost-effective capital improvement initiatives and special projects.
  • Establishing and managing vendor relationships while adhering to budget constraints.
  • Ensuring effective staffing schedules to provide 24/7 emergency support.
Qualifications
  • A background in the trades with over 7 years of experience in facilities or residential maintenance.
  • At least 3 years of supervisory experience with a proven track record in hiring, developing, and retaining high-performing teams.
  • Relevant certifications such as HVAC, EPA, and/or NAPE.
  • Familiarity with risk management, OSHA standards, and MSDS.
  • Advanced skills in HVAC, plumbing, electrical, and appliance repair.
  • Basic knowledge of carpentry, drywall, and painting.
  • Experience with complex mechanical systems, including central plants, split systems, boilers, and chillers.
  • A safety-oriented mindset and attention to detail.
  • A builder's mentality, understanding systems as if you constructed them.
  • Strong communication skills, both written and verbal.
  • A polished professional appearance.
  • Intermediate proficiency in Microsoft Office and comfort with various technology platforms and applications.
  • Availability for emergency situations, including participation in an on-call rotation.
  • The ability to lift 25 to 50 pounds frequently and 10 to 20 pounds constantly, climb stairs, use ladders, and work in diverse weather conditions.
