POSITION SUMMARY:
We are seeking an individual with a passion for construction and building management. The Superintendent is primarily accountable for overseeing all daily activities at the job site, focusing on safety, cost management, quality assurance, and adherence to schedules. The ideal candidate will possess several years of hands-on experience in both new construction and renovation projects.
KEY RESPONSIBILITIES:
Project Scheduling and Coordination:
- Collaborate with the Project Manager to develop, implement, and uphold the comprehensive project schedule.
- Identify and inform the Project Manager of any critical path delays, including those caused by weather, design conflicts, or unresolved RFIs.
- Prepare and distribute bi-weekly and six-week look-ahead schedules to relevant team members and subcontractors.
- Organize and lead pre-installation meetings with subcontractors and coordinate activities among involved trades.
Construction Oversight and Site Management:
- Direct and manage subcontractor activities on-site.
- Supervise daily construction operations, including the coordination of material and equipment deliveries.
- Maintain daily logs to document activities, inspections, weather conditions, and other relevant information.
- Coordinate and schedule inspections with subcontractors and building officials.
- Collect and verify subcontractor time and material tickets as directed.
Documentation and Communication:
- Prepare and maintain logs for RFIs and submittals using Procore.
- Oversee the entire RFI process, including preparation, submission, tracking, and processing of all RFIs and responses.
- Manage the submittal process, ensuring all submittals and shop drawings are obtained, reviewed, processed, tracked, and distributed.
- Keep an updated set of As-Built drawings on-site and ensure subcontractors make weekly updates.
- Assist the Project Manager in Owner-Architect meetings and communicate project progress and upcoming activities with the team.
Safety Management and Project Close-Out:
- Develop and execute a punch list prior to the Owner/Architect punch list.
- Schedule and coordinate owner training for inclusion in close-out documentation.
- Work with the Project Administrator to facilitate utility and permit close-out for obtaining the Certificate of Occupancy.
- Manage job site logistics, including trailers, dumpsters, and other site-related items during project initiation and close-out.
- Ensure compliance with safety regulations, including reviewing subcontractors' Job Specific Safety Plans and conducting pre-construction safety orientations.
- Participate in monthly Superintendent and safety meetings.
- Understand and contribute to achieving the company's strategic goals.
- Adhere to the company's standard operating procedures at all times.
- Perform other duties as assigned.
QUALIFICATIONS:
- Bachelor's degree in construction management, engineering, or equivalent experience in construction field operations.
- Demonstrated success in overseeing and completing commercial construction projects.
- Familiarity with construction safety regulations, OSHA standards, and safety programs.
- Expertise in project management, scheduling, and quality control.
- Strong communication and interpersonal skills for effective collaboration with various stakeholders.
- Problem-solving skills to address challenges that may affect project timelines, budgets, or quality.
- A commitment to safety, quality, and adherence to company values.
- Willingness to engage in ongoing training and development to stay current with industry standards and best practices.
- Proficiency in Microsoft Office Suite, Procore, or similar software.

PHYSICAL REQUIREMENTS:

Team members may be required to stand and walk for extended periods on a construction site with uneven terrain. They may also need to climb, balance, stoop, kneel, or crouch. Team members should be prepared to work in various weather conditions, including exposure to heat, cold, rain, or dust, depending on the project's nature. Occasionally, team members may need to lift and/or move up to 50 lbs.
