Key Responsibilities:

  • Oversee daily maintenance dashboards and task centers to ensure prompt responses to work order approvals and inquiries.
  • Analyze turn and rehabilitation dashboards to guarantee proper execution of tasks and address any flagged issues.
  • Utilize performance reports to ensure compliance and efficiency.
  • Coordinate daily schedules and assignments for Maintenance Technicians and Superintendents to maximize productivity.
  • Review and authorize work order proposals, ensuring they meet scope, documentation, and pricing standards.
  • Assist in resolving utility activation issues for vacant properties to ensure timely service.
  • Manage eviction schedules and personal property holds, coordinating necessary clean-outs and removals.
  • Directly reschedule in-home work orders with residents as needed.
  • Act as the primary contact for resident escalations related to maintenance, collaborating with internal teams for effective resolution.
  • Engage with residents to address and resolve escalated maintenance concerns.
  • Schedule budget walks and orientations with Superintendents and residents prior to move-outs.
  • Perform additional duties as assigned.

Qualifications:

  • High School Diploma or GED required.
  • Minimum of 2 years of experience in customer service or administrative roles.
  • Experience in property management or maintenance is preferred.
  • Ability to work effectively under pressure.
  • Exceptional organizational skills with keen attention to detail.
  • Strong verbal and written communication abilities.
  • Proficient in customer service and conflict resolution.
  • Collaborative team player.
  • Intermediate skills in MS Word, Excel, Outlook, and Adobe.
  • Effective problem-solving capabilities.
  • Professional appearance and demeanor.

Working Conditions:

This role requires regular attendance and may involve overtime. The position entails prolonged periods of sitting and using office equipment, with occasional light lifting of supplies and materials (up to 20 pounds).
