Job Summary

The Maintenance Superintendent is a key member of the Drucker and Falk, LLC team, responsible for ensuring the physical upkeep of our communities. This role requires a high level of technical expertise, leadership skills, and attention to detail.

Key Responsibilities
  • Train and supervise maintenance staff to ensure high-quality work and adherence to safety protocols.
  • Hire and terminate employees in accordance with company policy and procedures.
  • Counsel and document maintenance employees to improve their work and work attitudes.
  • Establish schedules and assign personnel routine maintenance tasks.
  • Ensure maintenance coverage at all times, including emergency on-call status.
  • Conduct monthly safety meetings with staff and document topics discussed.
  • Inspect buildings, grounds, and common areas to identify needed preventative maintenance and safety hazards.
  • Maintain a clean, safe, and well-organized shop and equipment storage area.
  • Perform necessary maintenance and repairs in apartments with work orders.
  • Strive to complete all work orders within 24 hours.
  • Turn vacant apartments into units ready for occupancy following company guidelines.
  • Schedule contractors for maintenance-related work and secure bids and proposals as directed.
  • Use contract labor whenever cost-effective, following approval by the Property Manager or Regional Property Manager.
  • Strictly follow established budgetary guidelines and company purchasing directives.
  • Maintain operating manuals, warranty records, and other materials pertaining to general inventory and parts replacement and availability.
  • Stay up-to-date with developments in the field, including new products and cost-effective ways of making repairs.
  • Maintain the highest standards of resident relations.
  • Complete and return monthly preventative maintenance sheets.
  • Monitor and ensure compliance with O&M programs, including Asbestos, Lead-Based Paint, and Mold & Fungi.
Requirements
  • High school diploma or equivalent required; degree in a related field preferred.
  • Minimum 3-5 years of experience in maintenance or facilities management.
  • HVAC certification required.
  • Strong leadership and communication skills.
  • Ability to work independently and as part of a team.
  • Attention to detail and ability to prioritize tasks.
  • Knowledge of OSHA regulations and company policies and procedures.
