POSITION SUMMARY:

The Building Maintenance Technician operates under general oversight to execute a range of skilled tasks aimed at the upkeep and repair of various structures and facilities. Responsibilities encompass carpentry, painting, locksmithing, plumbing, electrical work, and HVAC maintenance, among other related duties.

This entry-level role within the Building Maintenance Worker series reports to the Building Operations Supervisor or Manager and may receive guidance from more experienced Building Technicians. The technician is expected to carry out routine maintenance and repair tasks independently, while also assisting senior technicians in the reconfiguration and repair of buildings and their components. Instructions regarding assignments, objectives, and work methods are provided in broad terms, with regular checks integrated into the workflow to ensure adherence to guidelines.

KEY RESPONSIBILITIES:

Carpentry and Metal Work:

  • Conducts rough and finish carpentry and plastering on both commercial and residential properties.
  • Installs wooden shelving units.
  • Repairs and replaces doors, windows, building hardware, fences, and gates.
  • Performs general maintenance and construction tasks related to roofing systems.
  • Handles floor covering projects.

Painting:

  • Prepares surfaces for painting and applies various finishes using brushes, rollers, and spray equipment.

Plumbing:

  • Inspects, installs, troubleshoots, and repairs plumbing fixtures and components, including flush valves and faucets.

Electrical:

  • Inspects, installs, troubleshoots, and repairs electrical fixtures and equipment, including ballast replacements.

HVAC:

  • Performs preventive maintenance on heating and air conditioning systems.
  • Changes filters and maintains blower systems.
  • Note: Refrigerant recovery is not included in this role.

Additional Duties:

  • Assembles, transports, installs, and repairs facility furnishings and fixtures.
  • Maintains tools, equipment, materials, and work sites in a clean and orderly manner.
  • Performs other related tasks as assigned.

QUALIFICATIONS:

KNOWLEDGE, SKILLS, AND ABILITIES:

Knowledge of construction and repair techniques, materials, and safe work practices is essential. Proficiency in operating hand and power tools commonly used in building maintenance is required. The ability to perform arithmetic calculations, follow instructions, and interpret blueprints is crucial.

Physical and mental capacity to work under various conditions is necessary, along with the ability to establish and maintain effective working relationships with diverse individuals.

EDUCATION:

  • Completion of high school or equivalent, along with two years of progressively responsible experience in a mechanical maintenance-related field.

LICENSES AND CERTIFICATIONS:

  • Possession of a valid Driver's License is required. A Universal CFC certification must be obtained within six months of employment.
