POSITION SUMMARY:
The Building Maintenance Technician operates under general oversight to execute a variety of skilled tasks aimed at the upkeep and repair of buildings and structures. Responsibilities encompass carpentry, painting, locksmithing, plumbing, electrical work, heating, ventilation, and air conditioning (HVAC), along with related tasks as necessary.
This entry-level role within the Building Maintenance Worker series reports to the Building Operations Supervisor or Manager and may receive guidance from Building Technicians I and II. Technicians may independently handle routine carpentry, painting, HVAC, electrical, and plumbing maintenance and repair tasks, while assisting Building Technicians I in the restoration and reconfiguration of buildings and their components. Work assignments, objectives, methods, and sequences are communicated in general terms, with checks integrated into work processes to ensure adherence to instructions.
KEY RESPONSIBILITIES:
Carpentry and Metal Work:
- Conducts rough and finish maintenance carpentry and plastering on both commercial and residential properties.
- Installs wooden shelving units.
- Repairs and replaces doors, windows, building hardware, fencing, and gates.
- Performs general maintenance and construction on roofing systems.
- Executes floor covering tasks.
Painting:
- Prepares surfaces for painting and finishes.
- Utilizes brushes, rollers, and spray equipment to apply paints, metal primers, and lacquers on various interior and exterior surfaces.
Plumbing:
- Inspects, installs, troubleshoots, and repairs plumbing fixtures and components, including rebuilding flush valves and sink faucets.
Electrical:
- Inspects, installs, troubleshoots, and repairs electrical fixtures and equipment, including changing ballasts.
HVAC:
- Performs preventive maintenance on heating and air conditioning units.
- Changes filters, blowers, and condensing fan blowers.
- Note: Duties do not include refrigerant recovery.
Additional Responsibilities:
- Constructs, assembles, transports, installs, and/or repairs facility furnishings and fixtures.
- Maintains cleanliness and organization of tools, equipment, materials, and work sites.
- Performs other duties as assigned.
QUALIFICATIONS:
KNOWLEDGE/SKILLS/ABILITIES:
Knowledge of generally accepted construction and repair practices, materials used in carpentry, painting, plumbing, electrical, HVAC, and related trades; safe work practices; and first aid procedures.
Skills to operate hand and power tools commonly utilized in building maintenance and to apply proper lifting techniques.
Ability to perform arithmetic calculations, follow verbal and written instructions, read and interpret plans and blueprints, evaluate problems, work independently, identify safety hazards, and perform manual labor effectively.
Incumbents must possess the physical and mental capacity to work under described conditions and fulfill the duties required by their assigned role.
EDUCATION:
- Any combination of education and/or experience equivalent to completion of high school and two (2) years of progressively responsible experience in a mechanical maintenance-related field.
LICENSES/CERTIFICATES/SPECIAL REQUIREMENTS:
- Possession of, or ability to obtain by time of appointment, a valid Driver's License. Failure to maintain this license may result in disciplinary action. A Universal CFC certification must be obtained within six months of employment.
