Job Summary

We are seeking a highly skilled and experienced Assistant Maintenance Manager to join our team at RPM Living. As a key member of our maintenance team, you will be responsible for ensuring the smooth operation of our apartment communities and providing exceptional service to our residents.

Key Responsibilities
  • Troubleshoot and repair HVAC, electrical, plumbing, and other systems to maintain a safe and comfortable living environment for our residents.
  • Complete assigned work orders in a timely and efficient manner, ensuring that all tasks are completed to a high standard.
  • Assist the Maintenance Manager in maintaining the Make Ready process for all vacant units, ensuring that apartments are ready for new residents as quickly as possible.
  • Report supply needs to the Maintenance Manager and Community Manager, and maintain a well-organized shop to ensure efficient operations.
  • Ability to safely operate a variety of equipment, including power washers, backpack blowers, and floor scrubbers.
  • Ability to be on call for after-hours emergencies, providing prompt and effective support to our residents.
  • Complete make-ready process of vacant apartments as directed by the Community Manager and Service Manager.
  • Work within expense limits established, maintaining a focus on cost-effective operations.
  • Maintain inventory controls to ensure efficient use of resources.
  • Assist in monitoring all work being performed by outside contractors, ensuring that all work is completed to a high standard.
  • Carry a cell phone as required for on-call maintenance, ensuring prompt and effective communication with our residents and team members.
  • Monitor and maintain all building systems as assigned, ensuring that our communities remain safe and comfortable for our residents.
Requirements
  • A minimum of 1 year of related experience, preferably in multifamily community maintenance, plumbing, carpentry, electrical, and painting.
  • Valid driver's license, EPA or HVAC certification, and CPO certification preferred.
  • Ability to walk, stand, climb stairs or ladders, and access various areas of the property.
  • Ability to push or pull items, reach overhead, bend, stoop, or kneel, and grasp tools.
  • Ability to see to perform inspections, read blueprints and schematics, and read computer screens.
  • Ability to hear and understand verbal communications in person and over the phone or computer.
  • Ability to hear to detect sounds indicating potential issues, such as machinery noises or alarms.
  • Ability to occasionally lift or carry items weighing up to 50 pounds, with assistance from team members or lifting equipment.
  • Ability to operate various maintenance tools, including power tools, ladders, and lifts.
  • Ability to operate a computer, keyboard, mouse, and other office equipment.
Work Environment
  • This role is based on-site and requires spending time outside with exposure to the elements.
  • May require working in confined spaces, heights, and potentially hazardous areas.
