Apartment Maintenance Technician

The Position:
The Make Ready Specialist is responsible for the efficient and timely preparation of apartment units to be re-leased. This involves performing turn-of tasks, meeting established quality standards, and ensuring a high level of customer service.
Responsibilities:
- Follows the make-ready checklist to complete necessary repairs and improvements to apartment homes.
- Inspects sheetrock and makes repairs, caulks and seals windows, sink areas, toilets, bathtubs, and showers, and performs touch-up paint.
- Maintains an inventory of supplies and equipment needed for make-ready tasks.
- Cuts expenses by fixing rather than replacing parts and avoiding waste.
- Assists with property curb appeal by picking up trash, pressure-washing, performing general cleaning, and painting as needed.
- Complies with safety and risk-management policies by participating in safety meetings, OSHA training, and other safety-related laws and requirements.
- Delivers a high level of customer service by treating residents and others with respect and completing assigned work with efficiency and urgency.
Qualifications:
- High school diploma or equivalent.
- At least 1 year of experience in maintenance or a related field, preferred.
- General knowledge in a variety of skilled trades, including construction/installation, repair, and maintenance, drywall, basic carpentry, and make-ready.
- HVAC experience a plus but not required.
- Ability to work efficiently and meet deadlines.
- Good organizational skills and attention to detail.
Physical Requirements:
- Must be able to walk, stand, climb stairs or ladders, and access various areas of the property.
- May be required to push or pull items and reach overhead.
- May be required to bend, stoop, or kneel.
- May require dexterity of hands and fingers and ability to grasp tools.
- Must be able to see to perform inspections and read computer screens.
- Must be able to hear and understand verbal communications in person and over the phone or computer.
- May occasionally be required to lift or carry items weighing up to 25 pounds.
- Must be able to operate a computer, keyboard, mouse, and other office equipment.
Work Environment:
- This role is based on-site primarily indoors but may require spending some time outside with exposure to the elements.
- May require working in confined spaces, heights, and potentially hazardous areas.
