Role Overview: The Construction Project Manager will be responsible for the comprehensive planning and execution of one or more assigned construction projects.
This individual will lead and guide the Project Superintendent, Assistant Project Managers, Project Engineers, and administrative personnel to ensure the successful delivery of projects within the agreed timeline, while maximizing returns for the company and fostering client loyalty.
Key Responsibilities:
- Conduct turnover meetings with the Project Estimator to thoroughly understand estimates related to materials, labor, equipment, subcontracts, and general conditions.
- Assign specific scopes of work to Subcontractors, ensuring clarity while covering all aspects of the project.
- Develop a baseline schedule in collaboration with the Project Superintendent and key subcontractors, providing accurate monthly updates.
- Document any changes in logic and provide monthly updates to Owners, Architects, and Subcontractors.
- Build and maintain relationships with Subcontractors, vendors, and all project stakeholders.
- Organize and lead preconstruction meetings with Subcontractors and Suppliers to discuss job-specific items, safety protocols, project schedules, and team introductions.
- Facilitate weekly job meetings to review project progress, safety updates, status of submittals, and address any project-related issues.
- Prepare monthly billings based on Subcontractor submissions and coordinate with the Architect or Owner for approval before formal submission.
- Generate monthly status reports for Owners, including project narratives, updated schedules, submittal lists, RFI logs, and change order logs.
- Submit change order requests for project modifications, ensuring thorough review for accuracy before submission to Owners.
- Prepare monthly cost forecasts for discussion with the Project Executive and support Superintendents in material and manpower logistics.
- Resolve issues with Subcontractors effectively.
- Collaborate with the Superintendent to create a detailed worklist at project completion and expedite the turnover of a quality product.
- Evaluate and mentor Assistant Project Managers and Project Engineers to support their career development.
- Complete necessary corporate training related to the position and department.
Qualifications:
- A minimum of 4 years of relevant project management experience.
- Proven track record in successfully managing projects of similar size and complexity.
- Ability to work independently with minimal supervision while exercising sound judgment.
- Advanced proficiency in MS Office and project management software (Sage Project Management, Procore, MS Project).
- A self-starter committed to continuous quality improvement.
- A 4-year degree in Engineering, Building Construction, or a related field.
