Position Overview:
We are seeking a skilled and motivated Purchasing Manager to oversee our procurement processes. This role is ideal for an individual with a robust background in the construction sector, who will be responsible for managing all purchasing functions to ensure the timely acquisition of quality materials and services. The successful candidate will cultivate supplier relationships, coordinate project starts, and conduct variance analysis while demonstrating advanced proficiency in Excel. Familiarity with procurement software such as Brix or New Star is advantageous, although candidates with experience in JD Edwards or Oracle will also be considered. A solid understanding of home building practices and the ability to foster trade relationships is essential.

Key Responsibilities:
1. Oversee all procurement activities, ensuring timely and efficient delivery of materials and services.
2. Build and maintain strong relationships with suppliers, negotiating favorable contracts and pricing.
3. Coordinate project starts and manage option pricing to optimize costs.
4. Utilize procurement software (Brix, New Star, JD Edwards, Oracle) for effective supply chain management.
5. Prepare and analyze gross margin reports, conducting variance analysis to identify discrepancies.
6. Employ advanced Excel skills to manage data and generate insightful reports.
7. Apply knowledge of home building and construction processes to enhance procurement strategies.
8. Develop and maintain a network of reliable suppliers and trade partners.
9. Continuously seek opportunities for cost savings and process improvements in procurement.

Qualifications:
1. Bachelor's degree in Business, Supply Chain Management, Construction Management, or a related field.
2. Minimum of 3 years of experience in procurement management, preferably within the construction industry.
3. Proficiency in procurement software (Brix, New Star, JD Edwards, Oracle).
4. Advanced Excel capabilities, with experience in managing and analyzing large datasets.
5. Strong understanding of home building and construction processes.
6. Proven track record in supplier management and contract negotiation.
7. Ability to prepare and analyze gross margin reports and conduct variance analysis.
8. Experience in coordinating project starts and managing option pricing.
9. Excellent communication and negotiation skills.
10. Strong organizational abilities, capable of managing multiple tasks effectively.
11. Proactive and solution-oriented mindset, focused on continuous improvement.
