We are seeking a highly skilled and motivated Assistant Property Manager to join our team at Avenue5 Residential, LLC. As an Assistant Property Manager, you will play a critical role in the overall operations of our properties, ensuring efficient management, effective communication, and exceptional resident satisfaction.
Key Responsibilities:- Assist the Property Manager in managing day-to-day operations, including resident satisfaction, retention, and full resident lifecycle activities.
- Understand and maintain operations guidelines established within the property management agreement.
- Maintain accurate and timely financial and leasing reports, including accounts receivable, rent collection, and bank deposits.
- Audit records and files to identify dates requiring administrative action, such as lease expiration dates, delinquent accounts, and unlawful detainers.
- Process evictions, including paperwork, notices, and court hearings.
- Lease apartments as needed and conduct market research to stay competitive.
- Inspect buildings and grounds to ensure safety and cleanliness, and alert maintenance to necessary repairs.
- Process move-ins, move-outs, and lease renewals, and audit lease agreements and resident files for accuracy.
- Assist with training staff on leasing, entering traffic into the computer, marketing, maintenance, and general office operations.
- Compose and prepare routine correspondence, rental notices, and other letters and memorandums.
- Assist with resident relations and problem resolution, and assume responsibility for property operations in the absence of the Property Manager.
- High school diploma required; Bachelor's degree preferred.
- Two to three years of experience in property management required.
- Knowledge of resident rental lifecycle activities required.
- Real estate license preferred or may be required in some locations.
- Prior experience in Yardi Voyager or another equivalent system preferred.
