Position Overview

VPG Enterprise is on the lookout for a dedicated Residential Property Operations Manager.

Key Responsibilities
  • Engage with property owners, residents, service providers, and other stakeholders to address building-related matters.
  • Foster and maintain trust-based relationships with residents through regular communication via phone, in-person meetings, and email correspondence.
  • Manage service requests and operational expense communications effectively.
  • Design and execute tenant retention initiatives to uphold positive resident relations.
  • Collaborate with the leasing team to synchronize all property activities and tenant data.
  • Develop financial plans; analyze cash flow; oversee accounts payable and receivable; and manage capital improvement projects.
  • Lead and oversee maintenance staff for assigned properties, conducting regular inspections and reporting on maintenance activities.
  • Supervise contractors and vendors engaged in maintenance and construction tasks.
  • Conduct inspections for tenant move-ins and move-outs.
  • Ensure accurate maintenance of rent rolls and operational files.
  • Generate monthly reports as required.
  • Prepare detailed executive summaries and reports for management.
  • Exhibit exceptional multi-tasking abilities with a strong focus on prioritizing tasks and projects.
  • Demonstrate a strong desire and commitment to achieving project success.
  • Effectively manage the flow of information to senior management.
  • Oversee office resource levels, both administrative and operational.
  • Manage cash flow, receipts, and accounting related to rent rolls and petty cash.
Required Skills
  • Preferred experience with the Low-Income Housing Tax Credit (LIHTC) program.
  • Proficient in property management software.
  • Strong facilities management capabilities, including maintenance procedures and vendor coordination.
  • Excellent conflict resolution skills to address resident complaints or disputes effectively.
  • Knowledge of property maintenance standards to ensure safety and upkeep.
  • Familiarity with the Section 8 housing program is advantageous.
  • Strong administrative skills for accurate paperwork, record-keeping, and financial transactions.
  • Understanding of legal processes related to property management agreements.
  • Sales acumen to effectively market available units and attract potential residents.
