Job Overview

The Construction Project Manager II is responsible for overseeing construction assignments received from the Construction Superintendent or designated personnel. This role involves effective communication with project stakeholders to outline project scope, budget, and timeline for assigned construction initiatives, ensuring that all parties are informed of project progress until completion. The manager will handle all aspects of the assigned construction projects, including cost estimation, scheduling, coordination, and verification of work performed by external contractors and internal trades to guarantee adherence to scope, budget, and timelines.

KEY RESPONSIBILITIES:

1. Uphold the Mission, Vision, Values, and Guiding Principles of Facilities & Services.
2. Engage with stakeholders and clients to clarify the requested scope of work. (10%)
3. Assess the site and available documentation to determine the project's extent, parameters, and limitations. (10%)
4. Facilitate the creation of project designs as necessary and review them with clients. (5%)
5. Draft instructions for contractors or craftspersons responsible for executing the work. (5%)
6. Organize project tasks, including defining job activities, sequencing, jurisdictional responsibilities, scheduling constraints, and required tools and materials. Provide a detailed schedule for the work. Procure materials and equipment as needed. (15%)
7. Calculate project costs and prepare a summary estimate for clients. (15%)
8. Choose the appropriate combination of construction resources, such as Job Order Contracting, Contractor Services, and internal trades, to successfully complete the work. Collaborate with Construction Services Management to ensure project budgets and timelines are realistic and that optimal delivery methods are employed. (5%)
9. Supervise the work to ensure compliance with project designs, codes, and guidelines, while also ensuring that project budgets and timelines are met. Generate project reports as needed. Maintain project data and contractor service records in designated folders. (30%)
10. Conduct a comprehensive review of all project aspects upon completion. (5%)
11. Perform additional duties as assigned.

Qualifications

1. A combination of three (3) years of experience in construction management, building project management, or a related field.
2. Three (3) years of experience in building construction management or project management comparable to the lower level of this series.

Skills and Knowledge

1. In-depth knowledge of construction techniques and procedures.
2. Familiarity with standard construction practices and craft jurisdictional guidelines.
3. Understanding of applicable building codes and institutional standards.
4. Proficiency in supervising and coordinating the work of others.
5. Ability to effectively communicate project information to both technical and non-technical personnel.

Complexity

The role requires detailed analysis of existing conditions and consideration of various construction options, often necessitating on-site decision-making to address unforeseen circumstances.

The position significantly influences the experience of students, faculty, staff, and campus visitors through the oversight of repair, maintenance, or remodeling projects across campus facilities.
