Position Overview

The Sterling Organization LLC is seeking motivated undergraduate students in their sophomore or junior years to engage in a comprehensive rotational internship program within the realm of real estate investment. This unique opportunity allows interns to gain exposure across multiple departments, including Investments, Capital Markets, and Fund Management & Analytics, while also experiencing micro-rotations in Leasing, Property Management, Construction, Legal, and Marketing.

Key Responsibilities

Throughout the internship, participants will acquire valuable insights and hands-on experience in various functions:

Investments
  • Evaluate core and value-add retail real estate investments through cash flow forecasting and IRR & Equity Multiple projections.
  • Conduct thorough due diligence on successful acquisitions.
  • Manage a pipeline of potential investment targets.
  • Gain an understanding of retail leases, focusing on tenant rights and expense reimbursements.
  • Engage with real estate brokers and corporate representatives.
Capital Markets
  • Structure financing for commercial real estate assets based on diverse investment strategies.
  • Differentiate between various loan types and their respective structures.
  • Analyze loan term sheets effectively.
  • Assess financial metrics essential for loan underwriting.
  • Communicate effectively with financial institutions.
Fund Management & Analytics
  • Comprehend the quarterly formation of performance track records.
  • Analyze financial models related to asset management.
  • Review quarterly reports for investors and asset management.
  • Evaluate operating metrics across the organization’s portfolio.
  • Conduct scenario analyses pertaining to leasing and construction opportunities.
Leasing
  • Identify potential tenants through both physical and digital outreach.
  • Abstract lease agreements.
  • Develop merchandising strategies.
  • Explain Common Area Maintenance (CAM) reimbursement methods.
  • Conduct void analyses.
  • Perform credit evaluations on prospective tenants.
  • Create market studies and SWOT analyses.
  • Prepare, review, and negotiate Letters of Intent (LOIs).
Property Management
  • Oversee operations of multi-tenant shopping centers and mixed-use properties.
  • Establish and maintain relationships with contractors and tenants.
  • Manage rent collection and enforce late fees or default notices.
  • Ensure efficient property maintenance while minimizing operational costs.
  • Solicit bids from, negotiate with, and supervise external vendors.
  • Prepare and analyze property-level budgets, explaining variances.
  • Identify and implement new income-generating initiatives.
  • Review and interpret lease agreements.
