The Assistant Property Manager is a key member of our team, responsible for ensuring the smooth operation of our multifamily housing properties. Key Responsibilities- Conduct on-going training with office staff to ensure compliance with Fair Housing laws and company policies.
- Exercise direct supervision over the entire property staff, promoting a positive and productive work environment.
- Maintain a positive customer service attitude and promote goodwill among prospects, residents, coworkers, and contractors.
- Periodic inspections with residents move-in/move-outs to ensure a smooth transition.
- Review all notices to vacate to determine the cause of the move-out and make every attempt to save a potential move-out.
- Deal with resident concerns and requests in a timely manner to ensure resident satisfaction with management.
- Consistently implement policies of the community, welcoming and showing property to prospective new residents.
- Assist in the preparation of the annual budget and ensure routine expenditures are consistent with the property's owner-approved budget.
- Actively maintain and report monthly variances and narratives.
- Constant vendor/contractor communications concerning work scheduling, billings, vendor relations, and certificates of insurance.
- Responsible for processing, approving, and submitting all invoices to the Corporate Office for payment on a weekly basis.
- Responsible for maintaining and reconciling petty cash account.
- Additional duties as assigned.
- Bilingual (Spanish/English) required.
