Position Overview:
The Director of Plant Operations will oversee and manage the housekeeping team, as well as all maintenance, repair, and upkeep tasks within our community. This role involves effective communication with the management company regarding all relevant operational matters.
Key Responsibilities:
- Develop and implement a comprehensive preventative maintenance program to ensure all equipment is functioning optimally.
- Conduct regular inspections to identify areas needing attention and coordinate with contractors to ensure compliance with all necessary regulations.
- Prioritize and manage work orders based on community needs and standards set by the management company.
- Oversee hiring, training, and performance evaluations for all staff in the Maintenance and Housekeeping Departments.
- Ensure the quality of work performed by housekeeping and maintenance personnel.
- Manage staff schedules and labor costs within the community's budget.
- Review and prepare apartments for new residents, ensuring they meet move-in readiness standards.
- Maintain the exterior of the property, overseeing landscaping and waste management services.
- Control inventory for supplies and equipment necessary for maintenance tasks.
- Assess and address plumbing and electrical issues, ensuring compliance with local codes.
- Implement safety policies and procedures to protect staff and residents.
- Respond to emergencies within the community as needed.
Qualifications:
- High School Diploma or equivalent required.
- Associate or Bachelor's Degree in Business or a related field preferred.
- Minimum of three years' experience in maintenance preferred.
- Proficiency in Microsoft Word and Excel is advantageous.
- Strong understanding of employment laws and regulations.
- Valid State Driver's License required for travel as necessary.
- Ability to perform physical tasks such as painting and climbing ladders.
- Excellent communication and interpersonal skills.
