Job Title: Property Administrator

Akelius is seeking a highly skilled and customer-focused Property Administrator to join our property management team. As a key member of our team, you will be responsible for ensuring the financial and operational objectives of our assigned portfolio are met.

Key Responsibilities:
  • Manage and maintain resident account ledgers, collect rent, post rent, and issue appropriate charges and concessions.
  • Provide exceptional customer service to all residents and prospects, ensuring a positive and welcoming experience.
  • Assist with maintenance operations, partnering with the Property Manager to maintain property curb appeal and ensure the property is "neat and tidy" in accordance with policy.
  • Communicate building notices and facilitate lease renewal processes.
  • Process notices to vacate, manage delinquency, and file evictions as necessary, performing related collections actions.
  • Assist with completing monthly reports, including renewals, rents, delinquency, leasing, traffic, and resident retention programs.
  • Schedule property visits, inspections, and maintenance requests as necessary.
  • Perform resident tours and leasing functions as needed.
  • Manage resident move-in and move-out processes.
  • Manage records and files of current residents.
  • Complete various administrative tasks related to local rental laws and regulations.
Requirements:
  • High school diploma or GED required; Bachelor's degree in Business Administration, Real Estate, Accounting, or related field preferred.
  • Two plus years of experience in property administration or hospitality.
  • Track record of building and maintaining strong relationships with clients and vendors.
  • Experience managing a budget.
  • Proficiency with industry software (YARDI) a plus.
  • Strong financial skills with basic knowledge of generally accepted accounting principles.
  • Outstanding communication skills, both written and verbal.
